How do you stay up on all the latest info in the Lower Merion School District real estate market? If you're Cindy Ridgway, one part of your routine is a weekly tour of new listings. If you're not Cindy - it's super easy - just browse through her notes from the comfort of home and call her if there's something that catches your eye. Here are some of the homes Cindy saw this week:
Starting on the eastern side of the LMSD, Cindy toured this 3465 sq ft 4 bed/3.2 bath stone Colonial in Bala. Listed for $800K, this home sits on .42 acres in a neighborhood just across Belmont Ave from West Laurel Hill Cemetery. It has a big modern kitchen, with white cabinets, dark granite counters, and high-end appliances. The master suite has an oversized shower and his & hers closets. See more at: 117 Righters Ferry Rd, Bala Cynwyd, PA 19004.
Still in Bala, but in one of the neighborhoods closer to the Cynwyd schools, is this 5 bed/3.2 bath stone colonial. The home has 3307 sq ft of living space and a list price of $789K. Features include a two-level back deck, with a hot tub, a newly renovated master bath, and a bright, walk-out lower level. See the rest at: 14 Radcliff Rd, Bala Cynwyd, PA 19004.
We'll show you this next home in Narberth Borough, but don't get too excited, because it's already under agreement. Narberth homes tend to move quickly, and this 2074 sq ft, 5 bed/1.1 bath was no exception. Not only did it have a "primo" Borough location, it also came with a bonus feature (for Narberth) - a driveway with detached two-car garage. It was listed for $600K. See what you missed at: 71 Wynnedale Rd, Narberth, PA 19072.
A few blocks away, and still in the north side of Narberth Borough, is this 1590 sq ft Dutch Colonial with 3 beds and 2.1 baths. Priced at $549K, this home has new Central AC, a nice front porch, and new paint and landscaping/hardscaping. The kitchen has granite and stainless, and the house has hardwoods throughout. Just a few blocks away, is Narberth wonderful downtown. See for yourself at: 318 Grayling Ave, Narberth, PA 19072.
This Wynnewood center hall Colonial is in a neighborhood just across Montgomery Ave from Narberth Borough's northern border. Listed for $835K, this 5 bed/4.1 bath has 3549 sq ft of living space on a .41 acre lot. It has a newer kitchen with stainless appliances, an attached two-car garage, a finished lower level, and a beautiful patio in a nice private backyard. See all the details and photos at: 229 Gypsy Lane, Wynnewood, PA 19096.
In the next neighborhood over, and a block closer to Lower Merion High School, is this Wynnewood 6 bed/3.1 bath. Listed for $1.050M, the home has 3961 sq ft inside, on a .86 acre lot. It has the nice updated kitchen high-end appliances you'd expect at this price point, with an adjacent mudroom and pantry. The inside of the home is beautiful, and the fenced grounds are lovely and well-maintained. See more at: 221 Cherry Ln, Wynnewood, PA 19096.
Cindy's tour headed more west, to Villanova, where she saw this $1.2M 5 bed/3.1 bath. It has 4453 sq ft of living space inside, and sits on more than an acre of land. This one is a decent-sized two-story house, but from the front looks almost like a ranch. It has one feature of a ranch that some buyers are specifically looking for, and that is the main floor master suite. See the rest of the details and all the photos at: 1626 Mount Pleasant Rd, Villanova, PA 19085
Not far from Villanova Law School is this 6 bed/7.2 bath, 7278 sq ft mansion, listed for a cool $2.3M. Just 13 years old, this home is practically new by local standards, and has all the modern amenities you'd expect. This gorgeous home has the stately Main Line look of a home that's been around for generations, but is pristine on the inside with an open floor plan, huge modern kitchen with high-end everything, and a killer master suite. If you've got the budget, this house will give you everything on your list. See for yourself at: 228 Broughton Ln, Villanova, PA 19085.
Last up, was the biggest house on the tour, a 9000 sq ft, 5 bed/5.3 bath, in a Gladwyne neighborhood near the Philadelphia Country Club. Like the previous one, this house is also just a "teenager" in a Main Line full of mature older homes. It has a loaded kitchen and an amazing master suite, but the star of this show might be the spectacular basement level. This lower level has a workout room, wet bar, arts & crafts room, and a small indoor basketball court. Check it out at: 1356 Hearthstone Ln, Gladwyne, PA 19035.
There aren't quite as many homes available in the Lower Merion School District this Spring, so if that's where you need to be, make sure you have an agent who is on top of everything new and everything that's about to hit the market. Cindy took her usual tours, and brought her clients out to see some, too. Here are five of the homes she saw:
This week, Cindy's tour started in Gladwyne, with this 5 bed/3.1 bath center hall colonial. It has 3908 sq ft of living space on a 2/3 acre lot of landscaped property, in a quiet Gladwyne neighborhood, next to a nature preserve. Listed for $1.25M, the home has plenty of upgrades, including a big eat-in kitchen with professional-style appliances and granite countertops. The lower level has a bar and a billiards room, plus an oversized two-car garage. See more at: 1144 Norsam Rd, Gladwyne, PA 19035.
Next up was this 3382 sq ft, 4 bed/3.1 bath cape in Penn Valley. Listed for $658K, this home sits on a .62 acre lot in a neighborhood between Belmont Hills and Welsh Valley Middle School. It has an updated kitchen with granite and stainless, and an attached two-car garage. Put this one on your list to see if having a first-floor master is a priority. See the rest at: 1133 Hillcrest Rd, Penn Valley, PA 19072.
Just across the railroad tracks from Narberth Borough is this 5 bed/3.1 bath in Merion Station. It has 3739 inside, and sits on a quarter acre with a detached garage. The kitchen has a very cool craftsman look, with high end appliances and and AGA stove and ovens. It's priced at $875K. See the details and the rest of the pictures at: 333 Valley Road, Merion Station, PA 19066.
Next up was one of those nice stone homes along Winding Way, just down the street from Merion Elementary. This Merion Station 5 bed/3.5 bath center hall colonial has 3093 sq ft, and is listed in "as-is" condition, for $715K. It has hardwoods throughout and an updated kitchen with granite and stainless. The finished lower level is carpeted and has a two-car attached garage. See the photo gallery and all the specifics at: 350 Winding Way, Merion Station, PA 19066.
Last but not least was a 1366 sq ft 3 bed/1.1 bath twin on the wonderful little Lantwyn Lane in Narberth Borough. Cindy was very familiar with this cute little home, and she sold it just a few years ago. Lantwyn Lane is a private charming little nook of a neighborhood, and this home boasts a number of newer features, including an updated kitchen. See what you get for the $409K list price here: 208 Lantwyn Lane, Narberth, PA 19072.
