Lower Merion and Narberth New Listing Tour - Early April, 2018

The agents who stay on top of the market in Lower Merion and Narberth can make sure their clients have the latest information.  Cindy Ridgway's clients have an edge on the competition because she lives in the community and is "plugged in" to the local market enough to know every property listed, plus many of the homes that are "about to" hit the market. Every week she tours new listings, and shares her notes.  Here's what she saw in the last week or so:

Starting on the western edge of Lower Merion, Cindy toured this brick cape in Villanova, listed for $1.125M.  It's a 4005 sq ft, 4 bed/3.1 bath on 2/3 of an acre, at the end of a  a cul de sac, near the Philadelphia Country Club. Next up was a 2200 sq ft, 4 bed/2.1 bath brick colonial in Gladwyne. Over in Bryn Mawr, Cindy toured this big stone colonial with 5 beds/4.1 baths and 7200 sq ft. Located on a 3/4 acre lot, in a cul de sac adjacent to Harriton Park, this home is listed at $1.65M.  It has big newer kitchen, a fully appointed master suite with sitting room and his and hers walk-in closets, and a big exercise room right next door.  See for yourself at:  510 Great Springs Rd, Bryn Mawr, PA 19010. 

This Bryn Mawr stone colonial is listed at $895K.  The home is a 6 bed/3.1 bath, with 3324 sq ft of living space on a .42 acre lot near the campus of the Baldwin School. In addition to the paneled library (pictured), features include central AC, a detached two-car garage, and an updated kitchen with granite and stainless. Still in Bryn Mawr, Cindy toured this 2246 sq ft 4 bed/1.1 bath center hall Dutch Colonial in a quiet cul de sac between the hospital and Bryn Mawr's vibrant downtown. New renovations include windows, doors,  sliding glass doors, HVAC, hardwood floors, new appliances and cabinets.  The home is listed at $525K. Cindy's tour continued in Ardmore, with this 3 bed/1 bath, conveniently located just a couple of blocks away from both Linwood Park and South Ardmore Park. Listed at $414K, the home has 1205 sq ft of living space, with a flat back yard, plus a shed, driveway and detached garage. With two bedrooms and a bath on the first floor, this home offers that one-floor living potential, which is not especially common in the area - especially in this price range. Also on Ardmore's Sutton Rd, is this 2067 sq ft, 4 bed/2.1 bath, listed for $514,900.  Already under agreement,  this home featured an updated, more open floorplan, with a modern, white kitchen.  Out back is a flat back yard, with a new deck.  You may have missed your chance with this one, but you can still take a look at:  151 Sutton Rd, Ardmore, PA 19003. 

This Wynnewood home was next up, in a neighborhood just across Montgomery Ave from Narberth Borough's northern border. It's a 3990 sq ft,  5 bed/3.1 bath, listed at $1.050M. In nearby Penn Valley, Cindy's tour took her to this 4 bed/2.1 bath, listed for $700K. It has 2909 sq ft of living space on 3/4 of an acre in a neighborhood near Welsh Valley Middle School. Brynwood Manor is a tiny neighborhood tucked into Narberth Borough's northern border.  This small cottage, listed for $439K,  has 950 sq ft, with 2 beds/1.1 baths. Narbrook Park, in the Borough,  is always a popular address.  This one also went in a day, with multiple offers.  24 Narbrook Park, an 1800 sq ft, 3 bed single, was listed at $665K.
