Cindy was a good realtor. We were moving from out of state, and relied a lot on Cindy's deep knowledge of the area. She was especially helpful in: a) flagging idiosyncrasies of the Main Line area, which has weird oddities like some school districts with full-day kinderten and others with half-day, b) helping us understand different neighborhoods and commutes, wisely advising us on realistic commuting times given sticky traffic areas and directions, c) gauging the relative value of houses we were seeing, and to choose a good-quality/condition one that has not had any major issues so far, and d) stressing for us the importance of a float-down option in lending, which was really helpful in us getting a 4% range 30 yr fixed mortgage before they rose super fast to 7%. These are the sort of big-picture considerations where a realtor with the big picture in mind can save you thousands of hours of drive time over the course of your life, or tens of thousands of dollars over the course of the loan. She was also patient with us, since we were pretty stressed and anxious about buying before a likely recession or housing downturn -- which may still happen, as the 2022 housing/mortgage market has been utterly crazy in terms of volatility and nobody has a crystal ball. But with all that being what it was, we feel she got us into a solid place in terms of all the fundamentals (convenient location, good-condition house, with plenty of space, at a still-manageable mortgage rate) where we and our kids can hopefully settle in for the long haul future.

If you're looking for a house in Lower Merion, you need Cindy Ridgway as your realtor. If you're looking for a house in Narberth specifically then you really need Cindy Ridgway as your realtor. We met Cindy right before the shutdown due to covid-19 and spent the spring, summer, and early fall looking at houses with Cindy in Narberth. Cindy is a longtime resident and knows almost everyone here. Each time we went to look at a house, Cindy almost always knew about it before hitting the MLS, had already toured it the last time it was up for sale and knew the back story about why the sellers were selling or if there were any issues with the house. Cindy is always responsive and makes you feel like you are her only client. Nothing can rattle her - not a pandemic, not a surprise tropical storm ("we'll see if the basement floods!", she said), not even any last minute closing issues. She's a true professional and all around kind person although you don't want to be going up opposite her during a bidding war. She is a master at contracts with her background in law and crafts a bid in such a way that you are very competitive but without extending yourself more than necessary. If your target area is Narberth, you need to choose Cindy. She has everything you will need: the inside scoop, the strategies and negotiating skills, the attention to detail and availability, the knowledge of a lawyer and an agent all in one, and the commitment to you as her client even after everything is said and done. I just cannot recommend Cindy enough to anyone and everyone who is looking for a home in the Main Line and the Greater Philly area! As I started to plan for my move to Philly from a west-coast city, I was nervous since I knew little about the market and the pandemic essentially forced me to do everything over the cloud. Luckily, I had Cindy help me navigate the uncharted water from the beginning to the end: numerous phone conversations, video tours, coordination with so many people involved, and many tweaks that I'd have never paid attention to. She was simply professional, caring, and extremely easy to talk to. Never forget she was a lawyer herself and I always trusted her advice and judgment in critical things. She was especially helpful in: a) flagging idiosyncrasies of the Main Line area, which has weird oddities like some school districts with full-day kinderten and others with half-day, b) helping us understand different neighborhoods and commutes, wisely advising us on realistic commuting times given sticky traffic areas and directions, c) gauging the relative value of houses we were seeing, and to choose a good-quality/condition one that has not had any major issues so far, and d) stressing for us the importance of a float-down option in lending, which was really helpful in us getting a 4% range 30 yr fixed mortgage before they rose super fast to 7%. These are the sort of big-picture considerations where a realtor with the big picture in mind can save you thousands of hours of drive time over the course of your life, or tens of thousands of dollars over the course of the loan. She was also patient with us, since we were pretty stressed and anxious about buying before a likely recession or housing downturn -- which may still happen, as the 2022 housing/mortgage market has been utterly crazy in terms of volatility and nobody has a crystal ball. But with all that being what it was, we feel she got us into a solid place in terms of all the fundamentals (convenient location, good-condition house, with plenty of space, at a still-manageable mortgage rate) where we and our kids can hopefully settle in for the long haul future.
