Cindy's tour started with this 3179 sq ft, 5 bed/3.1 bath set on a 1/3+ acre lot on a cul-de-sac in North Haverford. It features a good-sized kitchen, walk-up attic, finished basement with a wine cellar, and well-landscaped back yard with patio and a pool. If your budget has a little more flexibility, check out this 4 bed, 6.2 bath English country manor home, listed at $3.1M.  It has 9149 sq ft of living space on almost 3 acres of prime Bryn Mawr real estate. Buyers expect something spectacular at this price point, and this home delivers inside and out.  The exterior has several patios, a huge pool, pool house, and paddle-ball court.  The interior has classic dramatic spaces, like the two-story library, but has been updated with modern touches as well.  See the details and photo gallery at:  1031 Barberry Rd, Bryn Mawr, PA  19010. 

Next, Cindy headed to Rosemont to see this 3563 sq ft, 6 bed/3.1 bath Colonial. It sits on over 1/3 of an acre, with a large bi-level deck out back. The inside is in great condition, with an updated eat-in kitchen. This 1303 sq ft, 3 bed/1 bath is in Wynnewood's Shortridge neighborhood, by Shortridge Park, and just outside of Narberth Borough.  It has hardwood floors throughout, and plenty of storage with a garage, basement, and walk-up attic.  With this location and a $360K price tag, it won't last long.  Take a look at:  406 E. In Narberth Borough, it's just about impossible to find out about a new listing before Cindy Ridgway.  This 3 bed/1 bath twin was under agreement to Cindy's clients before most people knew it was on the market. The first full week of August delivered our area some welcome cool temperatures, and a real estate market that's also cooled, but still has a bit of new activity. Even in these slower times, there are still some people looking to sell, and some buyers trying to close a deal before the end of summer. Cindy's tour included eight of the new listings throughout Narberth and Lower Merion.  

Narberth Borough homes are always popular, but sometimes one is just the perfect home at the exact right time for the buyers who are out there looking. That may have been the case with this 2537 sq ft, 4 bed/2.1 bath on a corner lot just uphill from St Margaret's on Narberth Ave. Listed at $759K, this home immediately drew a flurry of attention from prospective buyers, received multiple offers, and was under contract in a couple days. Derwen Road in Bala has seen  a number of nice homes on the market this year, and here's another good one. Listed for $750K, this 2340 sq ft 3 bed/2.1 bath stone colonial is well-kept, with a pretty yard. Cindy's weekly tour always has a few stops in the many and varied neighborhoods of Wynnewood.  This 3 bed/2.1 bath cape is in the Shortridge section, close to  Narberth Borough on one side, and Wynnewood shopping on the other. Listed at $641.5K, it has 2907 sq ft inside and a quarter acre of nice outside space with a deck. Also in Wynnewood was this 6 bed/3.1 bath center hall stone colonial with 4000 sq ft.  This one was listed at $899,900, and quickly went under agreement. Wynnewood is big, and this 3 bed/2.1 bath stone colonial is in the southwest corner of the Penn Wynne neighborhood, but still in Wynnewood. This Rosemont 3 bed/2.1 bath center-hall stone colonial is near both Villanova University and the Rosemont train station, and not far from downtown Bryn Mawr. Cindy's tour took her to two Bryn Mawr homes, including this 3 bed/1 bath 1104 sq ft twin, steps away from the  train station and the downtown Bryn Mawr restaurants and shops. Listed at $279K, it's one of the more budget-friendly options in the Lower Merion School District.  This twin comes with a newer eat-in kitchen, with granite countertops and a gas range.  It has replacement windows and Central AC, basement laundry and a fenced-in backyard.  See for yourself at:  5 N.
