Cindy started off October with a whirlwind tour of new listings all throughout Narberth and Lower Merion. Her husband was a bit slow, pulling the tour notes together this week, but the locals will certainly forgive him, as he was busy putting together their Narberth Oktoberfest!

Cindy's tour started in Bala, with this 2092 sq ft, 5 bed/2.0 bath twin, listed for $599K.  This century-old house has some classic features, like hardwood floors throughout and a huge wrap-around porch, together with some modern-looking renovations. You can't get much closer to the Bala Cynwyd Elementary and Middle schools than this stone and brick colonial in Bala's College Park neighborhood. It's a 1961 sq ft,  4 bed/2 bath, listed for $450K. The full basement has laundry and is plumbed for a half-bath.  It's listed as "awaiting your inspiration and updating", so the right buyer should probably be comfortable with a few projects. There were a few Narberth homes on Cindy's tour this week, starting with this 2563 sq ft, 4 bed/2.1 bath, listed for $645K. It sits at the end of a cul-de-sac, with up to four spots of available street parking,  a few block's north of Narberth's popular downtown. The original part of the home has central AC, while the addition has window units. The home has an attic with pull-down ladder access, and a partially finished basement. Narberth Borough homes always draw a good bit of interest, and any single-family home there under $500K will definitely draw a crowd.  So don't be the last one see this 1900 sq ft, 4 bed/2.2 bath, three story Colonial, listed for $420K. Want old Main Line Charm with all the amenities of new construction?  How about Narberth Place, an old church that's been converted to modern luxury condos. This best-of-both worlds opportunity is sitting right in the heart of Narberth Borough's north side, in this 3038 sq ft,  3 bed/3.1 bath 2-story condominium, listed for $835K. Just across Montgomery Ave from Narberth Borough's northern border is a Penn Valley neighborhood with this stone colonial, listed for $649K. It's a 4 bed/3.1 bath, with 2877 sq ft of living space, on a .41 acre lot. Cindy's tour took her next to Wynnewood, where she saw this 3948 sq ft,  5 bed/4.1 bath, listed for $1.050M. It sits on a landscaped .62 acre lot, with a pool, on a cul de sac not far from Lower Merion High School. It has a private deck off the master bedroom, and an impressive master bath. Also in Wynnewood, but closer to West Mill Creek Park, is this 5050 sq ft, 5 bed/4.1 bath stone colonial, listed for $1.025M. The 1.5 acre lot includes bluestone terraces, an outdoor fireplace, three-car garage, and a pool. Some houses go quickly off the active showing list, and this Ardmore home, at 106 Linwood,  is one of them.  The 4534 sq ft,  6 bed 4.2 bath was listed for $549,900, but went under agreement quickly. In Bryn Mawr, between Ashbridge Park and Bryn Mawr College, Cindy toured this 4175 sq ft, 4 bed/3.1 bath European Colonial.  Listed for $1.139M, the corner lot sits on more than half an acre, with a circular driveway, two-car garage, and a pool. The home features high ceilings, exposed beams, and leaded glass windows. Last on Cindy's tour was this 3100 sq ft, 5 bed/4.1 bath, listed for $995K.  It sits on over an acre on a quiet street in the heart of Gladwyne. The updated kitchen has cherry cabinets with white counters and tiles.  Hardwood floors throughout the house were installed in 2015.   One of the second floor bedrooms has a private staircase and bath, and may make a good au pair or in-law suite. In Gladwyne,  Cindy toured this 2631 sq ft, 3 bed/3.1 bath cottage-style home, listed for $999K. The 1.19 acre, well manicured lot sits on a quiet cul-de-sac just down the street from  Gladwyne's quaint little downtown. There's a beautiful patio out back and an attached two-car garage. The kitchen has custom cabinetry, granite counters and center island, and high-end appliances. The master bedroom overlooks the gardens, and has his & her's closets and a big master bath. Cindy's tour took her to Haverford, next, where she saw this grand Tudor in the neighborhood behind Merion Cricket Club. It's a 6 bed/6.2 bath, with 6637 sq ft of living space on four floors, sitting on almost an acre of land, with a list price of $2.1M.  The formal dining room and wood-paneled study look like classic old Main Line, but the kitchen definitely looks modern. Cindy toured one Bryn Mawr home this week, a 4415 sq ft, 4 bed/4.1 bath stone colonial, listed for $1.325M. It sits on a professionally landscaped, almost-half-acre lot, with a covered back patio and a detached two-car garage. The kitchen is full of features, like  a huge professional stove and hood, soapstone counters and sink, solid walnut island, Sub-zero fridge, and Wolf double ovens, just to name a few. The dog days of summer brought the heat and humidity this week, along with a few new listings. Cindy toured homes in Penn Valley, Gladwyne, Wynnewood and Bryn Mawr this week, and shared some her notes here.

Cindy's tour started in Penn  Valley, with this 2484 sq ft 4 bed/2.1 bath. It's priced at $599K, but is alternatively available to rent. This contemporary home is one of a kind, with four decks, on two acres of hilly woods, close to the Schuylkill River. This week, Cindy's tour started in Merion Station, on the eastern side of the Lower Merion School District.  This first home is a 3085 sq ft, 4 bed/3.1 bath stone colonial on a quarter-acre lot on N. Bowman Ave.  This isn't the same as Bowman Ave, where Merion Elementary sits, but is just a short walk from there, and a bit closer to that little Cynwyd downtown with Hymies and Murrays.
