Cindy Ridgway's Lower Merion and Narberth New Listing Tour: Week of September 24, 2018

The Spring market gets all the press, but there's actually a good bit of  action in the local Fall real estate market, too.  If you're trying to keep track of home prices and inventory in and around the Lower Merion School District, you'll want to follow Cindy Ridgway's write-ups of her weekly new listing tours.  She sees homes each week in Narberth, Lower Merion, and the surrounding areas, and compiles notes on some of them that look interesting to her or her clients. First up on Cindy's tour was this 5186 sq ft, 5 bed/ 5.2 bath colonial in Bala, listed for $1.075M. The home sits on a half-acre lot, with a pool,  just around the corner from the Bala Elementary and Middle Schools.  The front door opens to a dramatic 3-story marble foyer. The newer kitchen has high-end appliances and granite counters, with an attached breakfast room. Next, Cindy toured this 1700 sq ft, 4 bed/2 bath in the Penn Wynne section of Wynnewood, a neighborhood where kids can walk to a great elementary school. Listed for $450K, the home has a  number of upgrades, including central AC, newer windows, an updated master bath, and upgraded kitchen appliances.  The pretty and quiet backyard is green with trees and gardens. In Gladwyne,  Cindy toured this 2631 sq ft, 3 bed/3.1 bath cottage-style home, listed for $999K. The 1.19 acre, well manicured lot sits on a quiet cul-de-sac just down the street from  Gladwyne's quaint little downtown. There's a beautiful patio out back and an attached two-car garage. The kitchen has custom cabinetry, granite counters and center island, and high-end appliances. The master bedroom overlooks the gardens, and has his & her's closets and a big master bath. Cindy's tour took her to Haverford, next, where she saw this grand Tudor in the neighborhood behind Merion Cricket Club. It's a 6 bed/6.2 bath, with 6637 sq ft of living space on four floors, sitting on almost an acre of land, with a list price of $2.1M.  The formal dining room and wood-paneled study look like classic old Main Line, but the kitchen definitely looks modern. Also in Haverford was this 2527 sq ft, 4 bed/2.1 bath red brick colonial. Listed for $585K, it sits on a quarter-acre in a cul-de-sac between the Haverford School and Merion Cricket Club. Cindy toured one Bryn Mawr home this week, a 4415 sq ft, 4 bed/4.1 bath stone colonial, listed for $1.325M. It sits on a professionally landscaped, almost-half-acre lot, with a covered back patio and a detached two-car garage. The kitchen is full of features, like  a huge professional stove and hood, soapstone counters and sink, solid walnut island, Sub-zero fridge, and Wolf double ovens, just to name a few.
