It almost feels like every Lower Merion home sale is closing this week because the local real estate offices are scheduled practically nonstop with back-to-back settlements. With all that transaction activity, it's hard to believe that there are still homes out there just hitting the market - but the summer market is actually alive and well. This week, Cindy was busier than a one-legged man in a butt-kicking contest, and she still managed to squeeze in visits to ten of the new listings in and around Lower Merion. Narberth's Hansen Court neighborhood isn't new, except when you compare it to the rest of the Borough! This popular cul-de-sac definitely has a more modern feel to its architecture, along with its great Narberth location for shopping , eating and commuting. This 3 bed/2.1 bath French Colonial has 2798 sq ft, and a list price of $645K. It has a newer kitchen, with granite and stainless and a great master suite. What the charming backyard lacks in size, it more than makes up for with a combination of sun, shade and privacy. See for yourself at: 2 Hansen Court, Narberth, PA 19072. Next was this 4 bed/2.1 bath colonial on a small cul-de-sac street off N. Wynnewood Ave in Narberth Borough. It has a fairly modern kitchen, with a large, attached breakfast room. The master has plenty of storage and a renovated master bath. The yard is nice, and decent-sized, by Narberth standards. Of course, along with all the wonderful things Narberth living offers, homeowners do often need to compromise on yard size. See the pictures and more details at: 7 Langdon Lane, Narberth, PA 19072. In nearby Merion Station, not far from Merion Botanical Park, is this big 6 bed/4.2 bath home. It has 5220 sq ft of interior living space, plus it sits on over an acre of land with a pool and a carriage house. You'd probably want to bring your own upgrades to this one, but is certainly has all the space, the bedrooms, and the lot size you'll need. On the edge of Bala Cynwyd's College Park neighborhood, is this completely restored 4 bed/3.1 bath home. It sits on 2/3 of an acre, with a detached garage out back. The $990K price tag gets you a home that has been renovated from top to bottom, with an immaculate new high-end kitchen, and pretty much new everything else to go with it! Levering Mill Road, Bala Cynwyd, PA 19004. When you think of Ardmore, the vibrant business district with new restaurants and nearby Suburban Square may come to mind first. It's easy to forget that it's also home to some spectacular properties like this 5963 sq ft, 5 bed/4.1 bath mansion. Listed at $2.499M, it might be out of your price range - but it costs nothing to check out the photo gallery here: 300 Glenn Road, Ardmore, PA 19003. The only Bryn Mawr property on Cindy's tour was this 4 bed/3 bath stone colonial cape, listed at $779K. The 2748 sq ft of interior living space includes a large first floor master suite, a newer kitchen and a two-car garage. This next home on Cindy's tour is a 4 bed/1.1 bath colonial on tree-lined Beechwood Road, in between Wynnewood, Havertown, and Penn Wynne. Cindy also saw this 1758 sq ft 3 bed/2 bath, in Wynnewood's Shortridge neighborhood. The large driveway wraps around to an attached rear-facing two-car garage. Also in the back is a heated and cooled sunroom, with windows on three sides, that accesses the living room and the kitchen. The unfinished attic space may have some possibilities. Listed at $635K, the home is on an almost quarter-acre lot that couldn't get much closer to the new Whole Foods and all the other Wynnewood shops and restaurants. These next few weeks are remarkable as being the most popular time period for settlements in the Lower Merion School District - you might say it is "harvest time" for the Spring market home sales! Expect to see plenty of moving trucks in the area, and don't forget to welcome your new neighbors to the community. Cindy and her team had a few of those "closings" this week, but Cindy still managed to get out to see a few new listings on the early-week house tour. The first home from Cindy's tour this week is a 4 bed/3.1 bath in the Merion Station neighborhood bordered by Narberth, St. Joe's and St Charles Seminary. Listed at $750K, it has 3832 sq ft of living space on a lot with more than half an acre of flat yard with good trees. The kitchen isn't brand new, but it is nice and big, and has a walk-in pantry. Cindy toured a few homes with pools this week, a feature that's not especially common in Lower Merion. This 4 bed/2.1 bath, 3712 sq ft, Georgian-manor style, home in Wynnewood's Indian Creek neighborhood has a big, beautiful pool in a nicely landscaped backyard. Also in Wynnewood, and also with a pool, is this 4 bed/2.1 bath, listed at $610K. This home has 2488 sq ft of living space on a third of an acre in a great neighborhood. Cindy started the tour right here in ever-popular Narberth, where anything priced right is flying off the market. Borough real estate seems like a hot topic in the local press, too, with a number of recent articles in the Inky and elsewhere. Just this week, Philly Mag featured the first house on Cindy's tour. Note that the article quoted a higher price than it's actually listed for, so keep that in mind if you go check it out. The Narberth Borough property mentioned is a 4 bed/2 bath updated colonial, with 2232 sq ft of living space on a yard that's decent-sized by Narberth standards. It's an older house, like most of the Borough, but enough upgrades have been done, that you'd feel comfortable moving right in. It's not going to appeal to everyone, but the right buyer is going to make this their own, and have themselves a one-of-a-kind home. It has 3644 sq ft, including a big vaulted second-story family room straight out of Harry Potter. It's priced at $850K. Listed at $479K, it has 1632 sq ft inside, a front porch, a garage, and a yard surrounded by a white picket fence outside. Interior features include hardwood floors, a finished basement and new AC. This one has always been owned by the same family, and it's got plenty of room for a big new family to move in. The home has gas heat, central AC, and comes with a one year warranty. The Lower Merion School District doesn't offer a ton of opportunities in the $300K range, so buyers on a budget may want to check out this Ardmore home. Listed at $299,900, it's a 3 bed/1 bath twin with 1521 sq ft in the Montgomery County side of Ardmore (which means, it's in the LMSD). At this price point you might not expect such a nice, brand new kitchen, with stainless appliances and quartz countertops. The last house on Cindy's tour was this picture-perfect Maisonette center hall colonial in Haverford. The home is a 5 bed/2.1 bath, with 2701 sq ft, listed for $815K. Between Memorial Day and all the Spring market closings, Cindy's Ridgway's schedule has been a bit hectic. But she still managed to see a number of new listings over the last week or so. This first one is a 5 bed/2.1 bath center hall colonial in a popular Wynnewood neighborhood between Narberth and Suburban Square. It has 2182 sq ft inside, and a quarter acre outside, with a front porch, patio, lawns in front and back, a driveway and a garage. Listed at $742K, the kitchen looks pretty modern, with stainless and granite. Homes on this street move quickly. See for yourself at: 249 Rock Glen Road, Wynnewood, PA 19096 This next Wynnewood home requires a more flexible budget, as the aerial shot in the property's photo gallery makes immediately clear. For $2.399M, you can have this spectacular 8765 sq ft, 6 bed/5.2 bath country estate. Inside has everything you'd imagine, from the chef's kitchen to the spacious bedrooms and renovated bathrooms. The property also comes with a three-car garage and upstairs apartment, gorgeous landscaped grounds and a pool. Take a look at: 716 Cherry Circle, Wynnewood, PA 19096 There were plenty to see in Wynnewood this week, but there often are, as Wynnewood is actually a pretty expansive community composed of many distinct neighborhoods. Cindy's tour included this 4 bed/3.1 bath stone colonial in the wonderful South Ardmore park section. Listed at $750K, this one has 3040 sq ft inside, plus a decent yard, with a garage and a gorgeous slate patio out back. The main floor has an open floor plan with a big kitchen, stocked with high end appliances. Cindy did tour a couple that were brand new this week, in a townhouse development right around the corner from Bryn Mawr Hospital. 75 S Merion Ave, Bryn Mawr, PA 19010 is a 3 bed/3.2 bath end unit, with 2665 sq ft. The $798K price includes rough-in for future elevator. You could have the beautiful model home in the same Bryn Mawr townhouse development, and that one, Ellis S. Merion Ave, Bryn Mawr, PA 19010, already has an elevator! Everything inside is gorgeous and brand new, plus you get this rooftop deck. This one is listed at $796, with 2665 sq ft, in a 3 bed/3.2 bath. This next home in Bryn Mawr is far from new - but it's a built-in-1885 Main Line classic that has all sorts of modern upgrades. Listed at $1.150M, this 5 bed/4.1 bath Victorian has over 7500 sq ft of living space on close to an acre of land. If you're looking for a unique home, with a combination of old and new, put this one on your Sunday (June 11) open house list. Or just take a look at: 121 Pennswood Rd, Bryn Mawr, PA 19010 The two-home Bala leg of Cindy's tour started with this 5 bed/4.1 bath, 2448 sq ft colonial for $649K. It has the character details of an older house, with a big front porch, a modern kitchen, and a finished basement. One interesting and unexpected feature of this one was this very large family room on the second floor. It's a 4 bed/3.1 bath with 2905 sq ft inside and half an acre outside, and it's listed at $555K. Those stats don't tell the whole story, though, as this house has a huge lower level that makes it pretty unique. Right now the 1600 sq ft downstairs is being used as two professional offices, and which have access straight to the side driveway. Another interesting feature is the bedroom that is currently configured as a second story library/study. If you're looking for a home with plenty of space for a business office (or possibilities for an in-law/au pair suite), check this one out at: 1136 Greentree Ln, Narberth, PA 19072 There are so many buyers looking for Narberth Borough these days, that there's a ton of excitement and interest for each new listing that comes along. This 2010 sq ft 5 bed/2.1 bath probably had plenty of eyes on it this week just for location alone, as Narberth's walkability, easy commutes, and charming downtown have made it extremely popular with today's families. Listed at $560K, it has an updated kitchen with stainless appliances and a number of recent upgrades. Check it out at: 217 Wayne Ave, Narberth, PA 19072 Want the amenities of Narberth Borough on a cul de sac of more modern-looking homes? That's Hansen Court, where you'll find this 4 bed/2.1 bath with 2286 sq ft. The refinished hardwood floors look great, as does the modern eat-in kitchen, and the big master suite and bath. The $648K price tag gives you a Narberth-sized yard, but the lawn and back deck look nice. It's just across Rockland Ave from Narberth, putting it squarely in the highly sought after "Near-berth" neighborhoods on the Borough perimeter.
