Cindy's tour this week started in the Borough of Narberth, and that market is still at a fever pitch. Well-priced homes are going immediately, often in multiple-offer scenarios. A couple of these newly listed Borough homes are already under agreement. The sub-$500K Narberth market continues to be especially competitive. Demand is high and inventory low all throughout Lower Merion, in several price categories. Here are a few of the recently listed properties that Cindy had the opportunity to tour.
This large twin in South Narberth drew quite a crowd, and went under agreement quickly. The 4 bed/2 bath home has 2317 sq ft, on a Narberth-sized lawn. Listed at $425K, has an updated kitchen and refinished floors. The Chestnut Ave neighborhood is tough to beat, and this one is just a couple of blocks from the award-winning Merion Elementary. This twin lies on Narberth's southernmost border, but with the Borough only at 1/2 square mile, that still puts it just a few blocks away from one the area's most popular downtowns. The spring market is at full tilt right now, with homes in some price ranges going for over list-price, after bidding wars, in their first week on the market. Offers with home-sale contingencies are rarely even considered in market conditions like these, and some buyer offers are even dropping inspection contingencies to make them more competitive.
Cindy previewed some of these extra-hot homes and a few other nice listings over the last week and a half. Here are some of the homes she saw:
Narberth is as sought-after as any place right now, and Cindy's clients had some stiff competition putting this house under agreement. This 5 bed/2.2 bath home is all stone, with slate and copper roofs. Listed at $719K, it's just outside of the Borough, and has a Narberth address. This home has a couple of features that don't always come standard in a Narberth home - a dedicated driveway and a two car garage. This Narberth Borough home is a 112-year-old all-stone 6 bed/2.2 bath colonial, for $775K.
