The market may not be as crazy in May as it was earlier this Spring, but well-priced homes in Narberth and Lower Merion are still moving quickly. Like last year, buyers this year have been looking for, and are generally willing to pay a premium for houses that are "done". Lower Merion homes with newly finished kitchens and renovated baths are drawing premiums; features like new windows, refinished floors, and central air are commanding plenty of interest, even with the bigger price tags. With mortgage rates still relatively low, many of today's buyers would rather pay extra for "finished" than live through a project. Cindy started this week's tour in Bala, with this 4 bed/3.1 bath twin. Listed at $425K, it has 2047 sq ft, a back deck, and an attached garage. The third floor has a fourth bedroom with a full bath. It has a decent sized kitchen, and the finished basement has an updated half bath. Located on half an acre just around the corner from the Bala Cynwyd schools, this one has 3962 sq ft, plus the garage with the second floor apartment. This big kitchen may be your favorite feature in the house, but there's a ton of nice features, right down to the really impressive laundry room. It's listed at $989K. This next one has a 19072 Narberth address, and it's just a short drive to the Borough, in the Penn Valley neighborhood by Welsh Valley Middle School. It's a 2457 sq ft 4 bed/3.1 bath center hall colonial sitting on an acre and a quarter of land. Priced at $715K, this one has a huge driveway, three-car garage, back deck, and finished basement. The kitchen is decent, and it has central air. The home was pretty huge, too, at 6430 sq ft, with 5 bed/4.2 baths. Listed at $1.795M, this home has everything you could want, and a little more. Take a look at: 524 S Sydbury LN, Wynnewood, PA 19096 Next, Cindy saw this 4 bed/2.1 bath , with 2455 sq ft on almost 3/4 of an acre in Villanova. Seems like a steal at $599,900, as this place is very modern and updated, with a nicely renovated kitchen, great master suite and wonderful outdoor spaces.
