Lower Merion and Narberth New Listing Tour - Late June/Early July 2019

Each week, Cindy Ridgway tours new listings in and around the Lower Merion School District, making sure that her clients are the first to know about any new wrinkles in the market. The feeding frenzy that was the 2019 Spring Market has subsided enough that new listings are lasting through their opening weekends. This gives patient buyers the opportunity to view and consider more homes without feeling the need to immediately pull the trigger. First up on Cindy's tour this week was a renovated colonial in College Park, listed for $649,999. This 2568 sq ft 4 bed/2.1 bath​ is all classic Main Line on the outside, with the modern interior amenities buyers want, like a white modern kitchen, with granite and stainless, and renovated bathrooms.  Updates include new electric, HVAC, and windows, and a finished basement.  See more at:  715 Harvard Rd, Bala Cynwyd.

Also in Bala's wonderful College Park neighborhood, was this 2495 Sq ft, 3 bed/2.1 bath, listed for $549K. You'll notice in the picture gallery, shots showing the room empty and also with virtual staging.  This computer-generated furnishing gives you an idea what a finished room could look like. Next up was this 5500 sq ft, 7 bed/4.2 bath stone colonial. listed for $1.385M. It sits on a .9 acre lot, with a circular driveway and a pool, just down the street from Wynnewood Valley Park. In the Ardmore neighborhood behind Chestnutwold School, Cindy toured this 1280 sq ft, 3 bed/1 bath twin, listed for $279K. It has classic character touches, like newly refinished hardwood floors, crown molding, and arched doorways. A few blocks from downtown Bryn Mawr, Cindy toured this 3898 sq ft, 5 bed/3.2 bath, listed for $899K. This Main Line Victorian has great curb appeal, with its mature landscaping a big wraparound porch on a pretty one-third acre lot. There's plenty of classic character inside as well, with high ceilings, exposed beams, crown molding, pine floors, and wrap-around staircase. In North Bryn Mawr, in a neighborhood over by the Baldwin School and Harcum College, Cindy toured this 3324 sq ft, 6 bed/3.1 bath stone Colonial, now listed for $889K (after a recent price reduction). Plenty of classic touches here, with an updated kitchen. Cindy's tour next took her to Havertown, where she saw this 2541 sq ft, 3 bed/2.1 bath, listed for $799K. Next up in the north side of Haverford, close to the Cricket Club,  was this 4200 sq ft, 5 bed/3.1 bath center hall Colonial, listed for $1.05M.
