Lower Merion and Narberth New Listing Tour - Late July/Early August 2019

The busiest part of the real estate season is over, but there are still new homes coming on the market every week. Cindy tours new listings all the time so she can keep her clients apprised of new inventory and market trends. Here are a few of the homes she saw this week, all in the Lower Merion School District, from Bala Cynwyd to Bryn Mawr.

First up on Cindy's tour was this 2688 sq ft, 4 bed/3.1 bath Colonial, in Bala's College Park neighborhood. This extensively-renovated home was listed at $899K, received several offers, and is now under contract. It's a good example of the classic Main Line stone exterior, with brand new renovations and modern amenities on the inside.  The finished basement and two-car garage add to the home's space and functionality.  See more at: 16 E. Next up was this 2960 sq ft, 5 bed/3.1 bath contemporary in the Indian Creek section of Wynnewood. Listed for $775K, the home sits on a quarter-acre lot, with a patio out back, and a two-car attached garage. The master has a huge walk-in closet, and a big bathroom with a large, elevated, jetted tub. The finished lower level has a full bath and a separate staircase leading to the garage, so maybe there is potential for a separate living space for in-laws or visitors. Also in Wynnewood, Cindy toured this 3210 sq ft, 4 bed/2.1 bath Cape Cod, listed for $715K.  The 3/4 acre lot has a flat yard out back, with a back patio, driveway and rear-facing attached garage. The Cape design gives you two upstairs bedrooms, but has the distinctive first floor master, with one-floor living potential. In Wynnewood's Greenhill Farm section, by Penn Wynne Park, Cindy toured this 3168 sq ft, 4 bed/3.1 bath Colonial, listed for $635K. The first floor has many classic touches, like chair rails and deep window sills, and many of the carpeted areas have hardwood floors beneath them. The kitchen has white cabinets and appliances, stainless steel countertops, and a back staircase to the second floor. The lower level is finished with a large game room with a stone fireplace, a wine cellar, laundry area,  and plenty of storage space. In Ardmore, on a half-acre lot right around the corner from Suburban Square, Cindy toured this 5776 sq ft, 6 bed/3.1 bath stone Colonial, listed for $1.35M.  The kitchen has a granite island with built-in gas cooktop, quartz countertops, subway tile backsplash, double oven, subzero refrigerator, and a butler pantry with storage, countertops, and access to the back staircase and the basement. A grand staircase takes you from the foyer to the second and third floors.  The master suite has his-and-hers walk-in closets, a big master bath, and a decorative marble fireplace. Cindy also toured a quiet listing that hasn't formally hit the market.  It's a 4 bed/1.5 bath in Bryn Mawr's Garrett Hill neighborhood, with an asking price of $415K.
