If you can leave the air conditioning long enough to walk to your car, you may be able to see a few new listings this week. In between trips down the shore, Cindy managed to settle on a couple houses with her clients, negotiate some new deals, and even tour a handful of new listings. Here are some of the homes she saw: The first new listing Cindy toured was just around the corner from the Merion Train Station and the Merion Tribute House. It's a 7371 sq ft, 6 bed/4.1 bath estate, with a 3-car garage carriage house, on a one-acre lot, listed for $1.2M. This home has some stunning features, like the exterior stonework, the wooden staircase and trim, arched doorways and pocket doors. There are some modern features, like the kitchen updates. Buyers may want to add their own touches and amenities, like central AC. See this Main Line classic at: 649 S. Highland Ave, Merion Station. Just down the street, closer to the St. Charles Seminary side of the neighborhood, is this 4200 sq ft, 6 bed/3.2 bath, listed for $1.295M. It has the classic main line stone exterior, but inside is a total renovation. There are brand new hardwood floors on all three levels and a carpeted finished lower level. The bathrooms are all new, and the new kitchen has brand new versions of all the amenities you'd expect at this price point. The updates also include 2-zone HVAC, all new plumbing and electric, a backup generator, on-demand tankless hot water, new windows, doors, and a new deck. See the rest at: 720 S. Highland Ave, Merion Station. Just around the corner, is this 3192 sq ft, 4 bed/2.1 bath, listed for $875K. It sits on a big .7 acre lot with a 1200 sq ft carriage house out back, with a bedroom and two full baths that have lots of possibility as an in-law or guest suite. Just inside the front door is a high-ceilinged foyer with a dramatic staircase and overlooking landing. The white modern kitchen has stainless appliances and a breakfast room. A finished lower level is currently split into an entertaining space and and exercise area. See for yourself at: 325 Baird Rd, Merion Station. Backing up to the Cynwyd Trail, and just down the street from the Bala train station, is this 2262 sq ft, 5 bed/2.1 bath, listed for $599,999. The 1/4 acre lot includes a big driveway, two-car garage, a small yard and a pool. The upgraded kitchen has granite counters, high-end appliances, a center island, wine rack, butlers pantry, and a back staircase leading to the second floor. The unfinished lower level is used as a playroom. See more photos and details at: 409 Conshohocken St. Rd, Bala Cynwyd. The Wynnewood section of Lower Merion is large and full of many diverse neighborhoods. Cindy saw several Wynnewood homes in the last couple of weeks, including this 1224 sq ft, 3 bed/2 bath twin, in Penn Wynne, listed for $285K. Parking is easy, because the detached garage out back faces one of those convenient Penn Wynne back alleys. The finished basement has a playroom, family room, and a full bath. See more at: 1457 Braddock Ln, Wynnewood. A couple blocks from South Ardmore park, Cindy toured this 2020 sq ft, 3 bed/2.1 bath brick Colonial, listed for $600K. It sits on a third of an acre with a two-level rear deck, driveway and two-car attached garage. It has an updated kitchen connected to a family room that is converted from a porch. The finished walk-out lower level has laundry and storage, and has been outfitted with a french drain system. See for yourself at: 1327 Grenox Dr, Wynnewood. Also in that wonderful South Ardmore Park neighborhood, was this 2270 sq ft, 4 bed/2.1 bath stone Colonial. It was listed for $639K when Cindy toured it, but is currently under agreement. Out back is a shed and a covered porch. The kitchen and master bath have both been updated, and the lower level has been finished. See what you missed at: 608 Fariston Dr, Wynnewood. In Wynnewood's English Village neighborhood, behind Lower Merion HS, is this 1805 sq ft, one story 3 bed/3 bath, listed for $775K. The home features two things that are somewhat rare in Lower Merion, one-floor living potential, with a first-floor master suite, and new construction. Everything is brand new, of course, and the home also has 625 sq ft of additional living space on the lower level. See more at: 607 Loves Ln, Wynnewood. Next up, in Wynnewood's Shortridge neighborhood, was this 2270 sq ft, 4 bed/2.1 bath Cape. It was listed for $595K, but has gone under contract since Cindy toured it. The Cape Cod design offers the flexibility of one-floor living, with bedrooms and full baths on the first and second floor. The updated kitchen has a granite counters, with a center island and stainless appliances. The finished lower level has a powder room, living area, laundry, and a cedar closet. Out back is a two-tiered composite deck. See more details and all the photos at: 1004 Nicholson Rd, Wynnewood. Just outside of Narberth Borough, and not far from the Wynnewood train station, is this 3493 sq ft, 4 bed/2.1 bath farmhouse-style home, listed for $895K. The first floor is wonderful, with heated floors and a big dining room that features exposed beam ceilings and a huge stone fireplace. The kitchen is big and loaded with all the features the family chef might want. See the rest at: 407 Wynmere Rd, Wynnewood.
