Lower Merion and Narberth New Listing Tour - Early October 2019

The fall season has been relatively busy for Cindy, but she's still been making time to hit some of the promising new listings in and around Lower Merion. Here are a few of the properties she's toured in the past couple weeks. One is in new construction in Bala, and the rest are in various Wynnewood neighborhoods.

The first home on Cindy's tour, in a neighborhood close to the Bala schools, is some rare Lower Merion new construction.  New is rare around here because the neighborhoods are mature and relatively dense; essentially, there's not much new because there's nowhere to put it. In this case, a large corner lot was divided to build a new home in what was the front yard of an existing home. The new home, a 3690 sq ft, 5 bed/4.1 bath, from Sposato Homes, is listed for $1.095M.  It has every modern amenity you could ask for, with an open floor plan, and neutral colors throughout.  See more at: 418 Bryn Mawr Ave, Bala Cynwyd.

Just around the corner from the beloved South Ardmore Park, Cindy toured this 2512 sq ft, 4 bed/2.1 bath center hall Colonial, listed for $530K.  This one has a number of updates, including refinished hardwood floors, added central AC, new windows and paint. In another neighborhood surrounding the Ardmore Park, Cindy toured this 2426 sq ft, 4 bed/2.1 bath contemporary home, listed for $725K. The house has plenty of updates, and the dark floors and grey walls give it a modern feel.  The updated, eat-in white kitchen has quartz counters, and new stainless appliances. Next up was another Wynnewood home listed for $530K. This one is a 1851 sq ft. 4 bed/2.1 bath  in the Shortridge neighborhood, not from from Narberth Borough and the Wynnewood train station. The home includes a walkup attic for storage, a finished basement and an attached two-car garage. Just around the corner in Wynnewood's Shortridge neighborhood, but closer to the Giant and the Whole Foods shopping areas, was this 2234 sq ft, 5 bed/3.2 bath Colonial.  It was listed for $799K, but has gone under contract since Cindy toured it. The house was extensively renovated in 2018, and the basement was finished in 2019. Last but not least on Cindy's tour was this 2496 sq ft, 4 bed/2.2 bath Tudor, listed for $779K. It's in that charming little "English Village" neighborhood in Wynnewood, next to Lower Merion High School.  The old-world feel of the house is paired with some modern amenities, like the kitchen with high-end stainless appliances and a big farmhouse sink.
