Cindy Ridgway's Lower Merion and Narberth New Listing Tour: Week of September 10, 2018

Cindy Ridgway does a weekly tour of new real estate listings in and around the Lower Merion School District. Following her posted notes about the new listings on Facebook and her website  is a great way to stay in touch with developments in the local market.  Cindy's tour this week started in Villanova, and ended in Narberth Borough.  One of the Narberth listings is new construction that just came on the market.

Cindy's tour this week started with this 4735 sq ft 5 bed/3.1 bath in Villanova, not far from Harriton High School. Listed for $1.150M, it sits on .82 acres of land, and is far from the road, thanks to a long driveway. The updated kitchen has granite counters and high-end stainless appliances, with a center island and an eating area that leads to the slate patio. If you're looking for separate living quarters for in-laws, guests or an au pair, this one has a lower level bedroom suite that you may want to see. This 1840 sq ft, 4 bed/2.5 bath, listed for $450K, is in the Ardmore Park neighborhood, near Haverford College, and just blocks away from Ardmore's vibrant downtown.  Outside, is has a nice covered front porch, back deck, driveway, and detached two-car garage. The remodeled kitchen has white shaker cabinets, granite and stainless, with an adjacent desk/computer nook. On the staircase to the second floor is a landing with built-in shelves and a window bench. Next up on Cindy's tour was this 3034 sq ft, 4 bed/2.1 bath Tudor in Wynnewood, listed for $765K. It sits on 3/4 of an acre in a neighborhood just across Montgomery Ave from Narberth Borough's northern border. Some of the best features are outside on the nicely landscaped property, including the covered back porch, three car garage and nice in-ground pool. Just a few blocks away, on the north edge of Narberth Borough, is Hansen Court,  a cul-de-sac street of homes that have a more modern look than much of Narberth. This 2188 sq ft,  3 bed/2.1 bath, listed for $530K, has a newer kitchen and master bath, plus a second floor laundry room with new stackable washer and dryer.  The lower level is partially finished and includes a one-car garage and a wine cellar. You don't often see "Narberth" in the same sentence as "new construction", so if you're interested in a combination of the two, here's your chance. The first of the Price Crossing townhouses are now finished, and being shown at a September 16 open house.  This new development is located at the corner of Conway and Price Avenues in Narberth Borough, just north of the Narbrook Park neighborhood.  Each of the nine planned townhomes includes 3000 sq ft, an attached two-car garage, and a covered porch or large deck.
