Time to catch up on Cindy's recent new listing tours. That a number of these have gone under contract so fast is pretty strong evidence that properly-priced homes are, very often, moving quickly in this market. Even the ones that sold are worth a quick look just to see what's been out there lately, and generally where prices are.
And one more note for those people searching for a new home: in competitive markets it is especially important to have an agent with experience in your target neighborhoods. If you need to be in the Lower Merion School District, you will be best served by an agent, like Cindy, who is plugged into the area, with networks and contacts to get the latest info - sometimes before it's "out there". A connected agent can help you stay up with what's on the market AND get the early scoop on what's about to hit. Too often, we see frustrated people on Facebook, desperate for leads on unlisted homes, even though they "have an agent".
It's just common sense - if you want to buy a house in Penn Valley, (for example) an agent who primarily buys and sells in Philly or another area, no matter how good they are, is not going to be on top of the market and ahead of the market, the way a Lower-Merion-focused agent will be. Give yourself an edge, and be the one who scores that dream house!

It might be too late to snag this Penn Valley home, just a couple of streets over, as it quickly went under agreement. It's a 6090 sq ft, 5 bed/4.1 bath, on .86 acres that was listed for $1.25M.

Just blocks away from Narberth Borough's wonderful downtown is this 1216 sq ft, 3 bed/1.1 bath twin, listed for $405K. The corner lot includes a private driveway and a detached garage. At only half a square mile, the Borough of Narberth is a small place, with a pretty limited amount of housing stock. Even more limited and exclusive is the availability of homes in the small, private community of Narbrook Park. There's not many of them and they don't hit the market very often.
