Cindy Ridgway's Lower Merion and Narberth New Listing Tour: Late June, 2018

It's settlement season in the real estate business!  Late June and early July is harvest time for many of the home sales from the Spring market, as buyers and sellers are often looking to handle their moves between school seasons. While the Spring market is technically over, there are still quite a few new listing hitting the market each week. Cindy toured many of them, and took notes on a dozen or so. ,Cindy's tour started with the biggest new listing of the week, and probably one of the grander Main Line homes for sale this year. Those of you with a very flexible budget will want to schedule of showing of this 8 bed/9.4 bath mansion, listed for a cool $14.9M. The home sits on a 17 acre lot in Villanova on a private drive, next to the Academy of Notre Dame and across the street from the Overbrook Golf Club. Cindy saw a number of homes in Wynnewood in the past week or so, including this 4223 sq ft, 5 bed/3.1 bath stone colonial, with a third of an acre on a quiet, tree-lined street.  Updates include a renovated master bath and new third-floor windows.  That third floor has two bedrooms and a full bath, so it may work as an au pair suite. In Wynnewood's Shortridge neighborhood, Cindy toured this 1868 sq ft, 3 bed/2 bath colonial cape. Cindy Ridgway team member, Phoebe DuPont Harris, brought her clients there and went under contract this week.  This home was listed in "as-is" condition for $520K. Still in Wynnewood, but across Haverford Road, on the Penn Wynne Elementary side, is this 1609 sq ft, 3 bed/1 bath brick colonial. Listed for $379K, it has a covered front porch, nice back yard with a shed, a driveway, and a one-car attached garage.  Inside has hardwood floors throughout, a wood-burning fireplace, dining room and breakfast nook. In the Wynnewood neighborhood behind Penn Wynne Elementary is this 1640 sq ft, 3 bed/3 bath twin. There's a detached garage, facing the alley out back, that's currently used as a shed, a flat grass back yard and a composite deck. A newer kitchen with white cabinets has plenty of storage, and the finished basement adds some more living space.  Upgrades included a renovated hall bath, and split level AC. Still in Wynnewood, but east on Haverford Ave a bit, and closer to Penn Wynne Park, is this 2044 sq ft, 3 bed/2.1 bath stone colonial, listed for $629K. The first floor features a kitchen with high-end stainless appliances, a separate pantry, and a sunny all-seasons room. Moving on to Penn Valley, Cindy toured this 3760 sq ft, 5 bed/3.1 bath renovated home, listed for $1.295M.  It sits on 2/3 of an acre, in the neighborhood next to Welsh Valley Middle School. Also in Penn Valley was this 6 bed/4.1 bath Pennsylvania stone farmhouse, listed for $1.275M.  It has close to an acre of land, leaving plenty of  room to set it far back from the road, with a circular driveway, a huge two-car garage, and a pool out back.  Everything is nice in this house with smart storage and built-ins throughout. The third in the trio of million-dollar Penn Valley homes was this 4 bed/5 bath stone cape.  Listed for $1.015M, it has 4189 sq ft of living space on half an acre, near Penn Valley Elementary.  The eat-in kitchen has high-end stainless appliances, and the master bedroom has a massive walk-in closet.  The bedroom on the opposite side of the house from the master has a separate entrance, and could work as an au pair or in-law suite.   See the rest at: 726 Bryn Mawr Ave, Penn Valley, PA 19072.

Next up on Cindy's tour was this 1662 sq ft, 4 bed/2 bath cape in Merion Station.  Listed for $575K, this one sits on half an acre, with a nice shady back yard with grassy and wooded areas. In one of the "Near-berth sections of Merion Station, close to Narberth Borough and Shortridge Park, this home is listed for $479K.  It's a 1564 sq ft, 3 bed/1.1 bath stone center hall colonial on an almost-1/4-acre lot in a great location for walking to Narberth's downtown or Merion Elementary. The back yard is wonderful, with a swing set, shed, covered patio, sitting area, and more. Inside, there's an updated kitchen and newer central AC.  Check this one out at:  533 E. You may have missed your chance at this Narberth Borough home, on Haverford Ave.  The list price was $675K, for a 4 bed/2.1 bath, but it already went under agreement.
