Cindy Ridgway's Lower Merion and Narberth New Listing Tour: Early 2019

While it's not quite prime house-hunting season yet, the real estate market in and around the Lower Merion School District actually seen a good deal of activity in these first weeks of 2019. Cindy toured quite a few places already this year, and a number of the properties are already sold or under agreement.  She'll still give you some notes on the unavailable ones just so you can see what the inventory looks like this winter. First up was this Villanova 4 bed/4 bath, listed for $839K. The home has a classic stone exterior with a modern feel inside.   It sits on 3/4 of an acre, with a pool and a pond,  in a nicely landscaped back yard, close to Montgomery Ave and not far from Villanova University. Cindy toured some homes outside the LMSD, including a few just a bit west down Lancaster Ave, in Wayne and St. David's. This 3436 sq ft,  6 bed/2.5 bath colonial in Wayne is listed for $715K. It's on a quiet cul-de-sac, with a 3/4 acre+ lot, in a neighborhood between Wayne's downtown and the King of Prussia Mall. The laundry room is on the second floor with the master and the other five bedrooms. there are hardwoods throughout the first floor, and a sun porch. Also in Wayne was this $1.150M 6 bedroom corner property that needed a bit of work. It was a quiet listing that has since gone under agreement.

This new listing was the furthest from LMSD, out in Newtown Square in a neighborhood next to Delaware County Christian School. It's a 2633 sq ft,  4 bed/2.1 bath, on almost an acre of land, listed for $675K.  The kitchen has nice cherry cabinetry, granite counters and stainless appliances, and the bathrooms have been newly updated. Want the convenience of a Lower Merion address, with the feel of a house in the woods?  Check out this Gladwyne 3 bed/2.5 bath, listed for $509,900.  On the plus side are the .8 acres on a wooded lot, the detached garage with an in-law suite above, and updated kitchen and baths.  The home definitely needs the right buyer, as evidenced by this seller disclaimer:  "This property is in need of renovations and is bank owned. There's plenty to like inside this home, including an outstanding modern kitchen with white cabinets, wet bar and wine fridge, high-end appliances, and butler's pantry. A few Bryn Mawr options have already hit the market in 2019, including this completely renovated home that looks like new construction in the neighborhood behind the Baldwin School. This 4490 sq ft 5 bed/5 bath was listed for $1.495, but is now under agreement. This 140-year-old Montgomery Ave building, just a block away from Bryn Mawr's charming downtown, was recently converted into three luxury condos.  #1 is a 2778 sq ft, 2 bed/3 bath, available for $769,900. This condo has a sweeping grand staircase, high ceilings, antique tiled fireplace, and beautiful architectural features throughout. This Ardmore home, on Berkley Rd, went under agreement and quickly closed. The new owners got a 1705 sq ft, 4 bed/2.1 bath in a neighborhood near Haverford College.

If you're looking in that part of Ardmore, you'll want to check out this new listing right around the corner from the last one. It's an 1837 sq ft, 4 bed/2 bath mission-style bungalow, listed for $469K. It has a newly-built sunroom in the front and, relatively rare for the area, a first-floor master.  The updated kitchen has granite and stainless and a center island. Wynnewood is very big and spread out, with all types of neighborhoods, some very different from each other. So while many of the homes Cindy tours have Wynnewood addresses, you'll often see quite a variety of locations and styles. First up of the Wynnewood new listings on Cindy's tour was this 1866 sq ft, 3 bed/2 bath in the Shortridge neighborhood, near Whole Foods market and the Borough of Narberth. Listed for $599K, this home has  flat back yard, with a deck, driveway, and attached garage. An addition on the back added a den/office with skylights. Cindy toured a few new listings in nearby Havertown, including this one, which quickly went under agreement. It's a 2332 sq ft, 4 bed/3 bath that was listed for $399,900. The quarter-acre lot, with big fenced back yard, is across the street from the Merion Golf Club west course. The newer kitchen has updated stainless appliances and sliders to a back deck. You can't get much closer to the Bala schools than the adorable College Park neighborhood in Bala Cynwyd - and this 4 bed/2 bath is practically across the street from Cynwyd Elementary and the Bala Cynwyd Middle School. Listed for $609,900, it looks like a classic stone colonial on the outside, but features a completely updated interior. This Merion Station home is in the Merion Park neighborhood, named for the nearby General Wayne Park. Narberth Borough homes are always sought after, and this one is in the very popular Shirley Road neighborhood. It's a 2010 sq ft, 4 bed/2 bath, with an asking price of $699K.
