This home just went on the market, in the South side of Narberth Borough, a block from downtown Narberth, and literally within sight of the train station. Its a 2267 sq ft, 4 bed/2.1 bath, with some relatively recent updates, listed for $625K. The front porch was enclosed to add more living space, and the unfinished basement gives extra storage space. Want a master with a little separation from the rest of the house? The entire third floor has been converted into a master suite, with an ensuite bath that includes a separate tub and shower. That's where Cindy saw this 2086 sq ft, 5 bed/2.1 bath, listed for $735K. The quarter-acre lot is pretty big by Narberth standards, and this one is nicely landscaped, with a driveway and a shady covered porch. The updated kitchen has white cabinets and newer stainless appliances, a pantry, and a door to the back yard. Since it does have a full bath, the space has some real potential for those buyers that need a separate, private living space to use as an in-law, au pair, or guest suite. You can't get this next home either, because Cindy's clients just took it off the market with the winning bid yesterday, after it was listed this week for $649,900. The 2530 sq ft, 4 bed/2.3 bath split-level sits on a .62 acre lot, with a pool, in the neighborhood between Belmont Hills Elementary and Welsh Valley Middle School. It has an updated kitchen with white cabinets, granite counters and high-end appliances, and a first floor master with a renovated master bath. Just around the corner from Ardmore's popular downtown is this 3152 sq ft, 5 bed/3.1 bath that went under contract this week after being listed for $585K. The home has a big covered front porch, and has permits for a private driveway. As soon as you're inside, you'll notice the classic features like hardwood floors, dark woodwork, leaded glass windows, pocket doors, and turned staircase. Narberth Borough listings usually draw a crowd, and this one is right up the street from the center of town. It's a 2254 sq ft, 4 bed 2.1 bath colonial, listed for $525K. Like many Narberth homes, it has a nice covered front porch, but unlike many, it also has a driveway and garage! The backyard isn't huge, but it's cute, and has a nice flagstone patio. This mansion, that the owners call, "Castlebridge", sits on an acre+ lot halfway between Harriton High School and the Philadelphia Country Club. The home has grand finishes everywhere you look, and includes a pool, home theater, stunning kitchen, hidden wine room, and too many other features to mention. You need to see this one to believe it, so browse the gallery at: 1079 Baron Dr, Bryn Mawr. In Bryn Mawr's Coopertown neighborhood, Cindy toured this 1787 sq ft, 3 bed/2.1 bath stone colonial. The asking price was $448K, and the home is already under agreement. It's a nice house, with an updated kitchen, and updated bath, and some freshly painted rooms. Every week, Cindy tours new listings in and around the Lower Merion School District. Here are some notes she collected from the past couple of weeks. The homes she saw included properties in Wynnewood, Narberth, Merion Station, and a few other Lower Merion neighborhoods. The Spring market is getting underway, so some of these homes have already gotten offers, and at least one is under contract. First up was this 2248 sq ft, 4 bed/3.1 bath colonial in Bala, listed for $685K. The first floor living area has tons of beautiful wood features, like exposed beams, moldings, mantels and built-in benches. The master, with three closets and an updated bath, is on the second floor. A fourth bedroom and small full bath are by themselves on the top floor. It sits close to the northern edge of the Borough on a quiet dead-end street. Outside, you'll notice the driveway, detached garage and the classic slate roof. Moving on to Penn Valley, Cindy toured this 4000 sq ft, 6 bed/4.1 bath, listed for $949,500. This gorgeous house has a feature that could be a major selling point for the right buyers - a great nanny/in-law suite, with bed, bath and a separate entrance. Buyers often need to pick between two priorities - like choosing between new construction or the neighborhoods you really want, that are almost exclusively stocked with older homes. But if you have the budget for it, sometimes you can have the best of both worlds. Case in point is this new construction home, right around the corner from Gladwyne village. It's a 5 bed/5.1 bath stone colonial, listed for $1.725M. It has pretty much everything you'd expect at that price point, but you can see for yourself at: 417 Howard Rd, Gladwyne, PA 19035.

The half-acre lot, with detached garage, is in a neighborhood just around the corner from both the Belmont Hills Pool and Library. The charming stone exterior is paired with a more modern interior, including a nicely updated eat-in kitchen with white cabinets, granite counters, stainless appliances and hardwood floors. First floor master suites aren't terribly common in this area, but the traditional Cape layout of this home offers one. In another Penn Valley neighborhood, this one just across Montgomery Ave from Narberth Borough, Cindy toured this brand new 5 bed/4.2 bath home. New construction is at a premium in densely populated Lower Merion, so it's unsurprising that this big, beautiful new house carries a $1.925M price tag. It has the requisite huge, bright white kitchen, with Quartzite countertops and high-end stainless appliances, along with the gorgeous bathrooms you'd expect in this price range. Plenty of living space inside, with a .65 acre lot that's a short drive to everything. Check out the details and photos at: 626 Broad Acres Rd, Narberth, PA 19072. Homes in Narberth Borough are always in demand because this small community has everything so many modern buyers have high on their checklists. If you want true walkability, a real downtown, and the region's easiest commute, in a tight-knit community known for its free family events, Narberth tops every list. (See more about the Borough of Narberth here.) But good things come in small packages, and the entire Borough occupies a scant half-square mile. If that doesn't limit inventory enough, you could target a specific neighborhood, like Narbrook Park. This private community, just across the street from Narberth Park, has so few homes, it's easy for years to go buy without any coming on the market. So if you've been waiting for one, you'll want to check out this 1772 sq ft, 4 bed/1.1 bath Colonial, listed for $600K. Look inside and read more at: 42 Narbrook Park, Narberth, PA 19072. This Wynnewood mansion has the feel of a property that could be updated into something spectacular. It's a 10,000 sq ft, 5 bed/3.1 bath classic Tudor, on .78 acres, near the grounds of Lankenau Hospital. Listed for $329K, this Ardmore home is a the neighborhood next to Lindenwold Elementary School, and just a mile from Ardmore's bustling downtown. Just a couple of blocks over is this 1987 sq ft, 4 bed/2 bath Ardmore twin, listed for $349K. The entire third floor is the master suite, which is perfect for a parent getaway, with the kids in the three second floor bedrooms. A laundry shoot leads to a full basement. Some agents surely had more exciting plans for President's Day Weekend, but staying in town gave Cindy the edge she needed to score this property for her clients. Cindy kept tabs on this "coming soon" listing for a month, so when it hit on Saturday, she had her clients in it, and an offer made, before most people knew it was on the market. Speed was especially important in this highly competitive Merion Golf Manor neighborhood. It's a 2014 sq ft, 3 bed/2.1 bath brick colonial that was listed for $565K.
