Every week, Cindy Ridgway tours new listings throughout Lower Merion and Narberth. She toured quite a few in Wynnewood this week. If you think it feels like it's hard to pin down just exactly where "Wynnnewood" is, you're not alone! Wynnewood is very big and has an unusual shape. It's actually comprised of many, very different neighborhoods, with different feels and home styles, and some quite a distance from each other. If specific LMSD schools are important to you, make sure you have an agent who knows the boundaries for each catchment area - it's not as simple as you might think! Here are some of the homes Cindy toured, and her notes: Cindy's tour started in Penn Valley, with this 3506 sq ft, 4 bed/3.1 bath stone colonial. Listed for an even $1M, it sits on over 2/3 of an acre in the neighborhood behind Penn Valley Elementary School. The eat-in kitchen is large, with a big granite dining island with a cooktop. Off the kitchen is a nice back deck, next to a paver patio. Two of the second floor bedrooms have en-suite baths. The master has a sitting room and his & her closets. The 1/3 acre lot is in a Merion Station neighborhood close to the St Joseph's campus and the Merion Botanical Park. The wonderful curb appeal is matched by the perfectly charming interior with original moldings and some vintage leaded windows. An old-world-style kitchen has two stoves, soapstone counters, a pantry and a back staircase. The fifth bedroom includes a full bath, offering in-law or au pair suite possibilities. This first home is a completely renovated 2502 sq ft, 5 bed/2.1 bath, listed for $499,900. The next of the Wynnewood homes on Cindy's tour this week was this 1186 sq ft, 3 bed/1 bath twin. If you're looking for school walkability, you can't do much better than this Penn Wynne location, in the neighborhood behind Penn Wynne Elementary. Just a few blocks away from Penn Wynne ES, on the other side of Haverford Road from the last home, is this 2750 sq ft, 4 bed/3.2 bath center hall colonial. It sits on a third of an acre lot, and is listed for $875K. The home has a 2-car garage and a nice lawn outside, and plenty of upgrades inside, like an updated kitchen, 2-zone AC and 4-zone heat. This 1756 sq ft, 3 bed/2.1 bath home, listed for $465K, is just down the street from the South Ardmore Park. Recent upgrades include a new roof, powder room, replacement windows, basement floor, and newly refinished hardwoods. Also in that South Ardmore Park neighborhood, and just two streets over from the last Wynnewood home, is this 2566 sq ft, 4 bed/2.2 bath colonial, listed for $619K. Last up was this 1252 sq ft, 3 bed/2 bath twin in Narberth Borough. It's listed in as-is condition for $270K. This may be the perfect opportunity for a young family looking for a Narberth home under $300K. The summer doesn't have as many new listings as the spring, but there are always at least a few new ones to see. Cindy bounced back and forth a few times between home and the shore, but she still managed to see several homes that hit the market this July. Here are a few of them: Cindy's tour started with a number of homes in Bala, including this pretty stone colonial in the College Park neighborhood. It's a 3272 sq ft, 5 bed/3.1 bath, listed for $819K, after a $31K price reduction. Updates include new bathrooms, new HVAC, paint, windows, and a new 50-year roof. In the Bala neighborhood across Belmont Ave from the West Laurel Hill Cemetery, Cindy toured this 4 bed/3.1 bath split-level stone colonial. Listed for $619,900, this home has 2540 sq ft of living space on a third of an acre. A newly upgraded kitchen has marble countertops and a breakfast bar. The largest of the Bala homes on Cindy's tour was right around the corner from the last one. It's a 5586 sq ft, 5 bed/4.2 bath stone colonial, with wonderful curb appeal, listed for $1.125M. The first of two Merion Station homes on Cindy's tour was this 3822 sq ft, 6 bed/3.1 bath, listed for $750K. This center hall home sits on a quarter-acre lot in the neighborhood between the Merion train station and St. Charles Seminary. Upgrades include new electrical wiring and a freshly painted interior.
