Every week, Cindy Ridgway tours homes in and around the Lower Merion School District so that she can make sure her clients have the latest info on the market. Local inventory is still relatively scarce, compared to last year, but there are still new listings each week. Cindy saw a number of homes in the second half of May, including the ones here, and took notes for the rest of us: Starting on the western side of Lower Merion, Cindy toured this 7 bed/4.5 bath Greek revival home, originally built in 1851. This Villanova property has 5000+ sq ft inside, and sits on 1.2 acres of landscaped grounds, not far from Harriton HS. Listed for $1.199M this home has been expanded and updated over the years with features like dual-zoned AC, seven-zoned heat, 4 decks, a modern kitchen and renovated baths. See more at 531 N. The 2880 sq ft, 4 bed/3.1 bath, 3-story townhouse is listed for $995K. It features a nice. modern kitchen, with a great master suite with a well-appointed bath, and walk-in closet, plus an attached two-car garage and even an elevator! Take your pick between these two new-construction townhomes in Bryn Mawr, halfway between Haverford College and Bryn Mawr Hospital. In some ways they are mirror images of each other, but make sure to tour both because there are definitely some differences between them (even though the online property descriptions read the same). In the Haverford School District, they are both listed as 3000 sq ft, 4 bed/3.2 bath, and priced at $625K. Next up was this 2504 sq ft, 4 bed/2.1 bath twin in the Lower Merion part of Haverford, near the Haverford School, halfway between the Ardmore and Bryn Mawr downtowns. This 5 bed/4.1 bath Wynnewood home is on a cul-de-sac in the neighborhood between St. Charles and Shortridge Park. This property has 4838 sq ft of living space on a half-acre lot, with a deck off the kitchen and a two-car garage. It has a big, renovated, eat-in kitchen, with stainless steel granite and some skylights in the dining area. The large family room has a big stone fireplace and high ceilings, and feels even larger, as it is open to the second floor. Cindy toured this Wynnewood 1523 sq ft, 3 bed/1 bath with her client, who then then went under contract on it. It's right on the border of Narberth Borough, practically next to Shortridge Park. Next on Cindy's tour toured was this 2792 sq ft, 4 bed/2.1 bath stone colonial, in Merion Station, across the street from the Merion Tribute House. There's a big, finished lower level, and updated kitchen and baths inside, with a list price of $899,999. The back yard is very pretty and well-landscaped, with a nice flagstone patio and walk. Cindy's tour wrapped up with two Penn Valley homes, starting with this 5896 sq ft, 5 bed/5.2 bath painted stone colonial in a neighborhood by Penn Valley Elementary. Listed for $1.415M, the dramatic aerial photo of the grounds shows nearly an acre of land with stone walls, terraces, landscaped gardens, and a big, backyard pool and pool house. If your budget lets you consider houses in the $2M+ ballpark, you'll want to see this beautiful 6 bed/5.2 bath stone colonial in Penn Valley. Listed for $2.099M, this home has 6100 sq ft inside, on 1.5 acres, with a renovated saltwater pool and totally loaded pool house with a kitchen and full bath. It may just look like "the rainy season" when you look out the window, but it's more than just that in the world of real estate. This is the beginning of "closing season", when the all that busy spring market activity starts turning into a busy schedule of settlements. Spring buyers often want to get the transaction, the move, and any new house projects finished in the summer months so they are all comfortable situated before the start of the new school year in the fall. There was less inventory on the market this Spring than there was last year. That means there are still a number buyers out there trying to get under contract now and settle in July or August. This group of active buyers is good news for sellers who still have homes listed, and is a golden opportunity for any potential sellers who missed the beginning of the Spring market, and were wondering it it was "too late" to put their house up for sale. It's not! With fewer homes for sale, many buyers have found themselves competing for houses, and sometimes losing out. As a buyer, your best bet is to find an agent who knows your target neighborhoods like the back of their hand, and is "plugged in" to the community well enough to know what just sold, what is out there now, and what homes are about to hit the market. You don't want to be one of those desperate people begging for leads on social media - instead, get an agent who's always one of the first to know! When things are this competitive, having a strong and experienced agent on your side can make all the difference. It included a number of homes that would be considered relatively affordable for LMSD. Cindy's tour started toward the east end of the Lower Merion School District, with this 2708 sq ft, 4 bed/2.2 bath stone colonial in Bala. It sits on a double lot on a cul-de-sac in the popular college park neighborhood. Listed for $749K, this home has a nice front porch and a big back deck. The modern kitchen has granite counters, white shaker cabinets, and stainless appliances, including one of those funky new "smart" fridges (a Samsung Family Hub). Plenty of new listings on the market this week in the middle of the Spring market, but there is quite a bit of pent up demand from ready and willing buyers. Cindy started out a little further west on the Main Line, but most of these homes are in the Lower Merion School District. It is a 4 bed/2.1 bath stone colonial that was listed for $825K. Cindy toured a "coming soon" listing near the Merion Tribute House. It's a 5700+ sq ft, 5 bed/4.5 bath, that will be listed for 2.4M. It's a 5 bed/3.1 bath twin right around the corner from the Merion train station. It has 2886 sq ft, and is listed at $500K. Cindy toured a few homes in Bala, including two on Lodges Lane, not far from the Cynwyd Elementary and Middle Schools. This home is a 3319 sq ft, 5 bed/2.2 bath on a third of an acre. The property is more than a hundred years old, but has been extensively renovated. The modern kitchen has custom cabinetry, granite counters and high-end appliances.
