Back from the eclipse roadtrip down South, Cindy got right back to work with a "Near-berth" settlement, and a quick two-house new listing tour in Ardmore and Merion Station. The new Ardmore listing is a 1685 sq ft, 5 bed/2 bath brick twin with a finished basement and a detached garage. It's only a few blocks from South Ardmore Park, which makes it just a short drive to regional rail and everything else you might need. Listed at $325K, this home is a relatively budget-friendly way to own in the Lower Merion School District. See all the details and the rest of the photos at: 332 E. Spring Ave, Ardmore, PA 19003. Contractors, investors, flippers, and do-it-yourselfers may all want to check out this Merion Station fixer-upper. Listed at $450K, the 7 bed/4.1 bath colonial may present some serious potential. It has 3137 sq ft inside, on a third of an acre lot, walking distance from Merion Elementary and the Merion Tribute House. Neighborhood home prices make this look like a relative bargain, assuming renovations can be done affordably. Check it out for yourself at: 623 Zollinger Way, Merion Station, PA 19066. The first full week of August delivered our area some welcome cool temperatures, and a real estate market that's also cooled, but still has a bit of new activity. Even in these slower times, there are still some people looking to sell, and some buyers trying to close a deal before the end of summer. Cindy's tour included eight of the new listings throughout Narberth and Lower Merion. Narberth Borough homes are always popular, but sometimes one is just the perfect home at the exact right time for the buyers who are out there looking. That may have been the case with this 2537 sq ft, 4 bed/2.1 bath on a corner lot just uphill from St Margaret's on Narberth Ave. Listed at $759K, this home immediately drew a flurry of attention from prospective buyers, received multiple offers, and was under contract in a couple days. It has a finished basement with a sauna and an attached two-car garage. You may be too late to buy it, but you can still see the details and photos at: 300 N. Narberth Ave, Narberth, PA 19072. Derwen Road in Bala has seen a number of nice homes on the market this year, and here's another good one. Listed for $750K, this 2340 sq ft 3 bed/2.1 bath stone colonial is well-kept, with a pretty yard. The eat-in kitchen delivers for the chef in the family, with marble and granite, a walk-in pantry, and Bosch & Sub-Zero appliances. See more at 31 Derwen Road, Bala Cynwyd, PA 19004. Cindy's weekly tour always has a few stops in the many and varied neighborhoods of Wynnewood. This 3 bed/2.1 bath cape is in the Shortridge section, close to Narberth Borough on one side, and Wynnewood shopping on the other. Listed at $641.5K, it has 2907 sq ft inside and a quarter acre of nice outside space with a deck. The finished lower level has a powder room, laundry, outdoor access, and a great tv room/playroom. See the rest at: 404 Redleaf Rd, Wynnewood, PA 19096. Also in Wynnewood was this 6 bed/3.1 bath center hall stone colonial with 4000 sq ft. This one was listed at $899,900, and quickly went under agreement. The photo here shows the pool and some of the beautiful backyard. Inside was impressive, too, with a big eat-in kitchen, open to a nice family room. See the details and photos at: 1240 Morris Road, Wynnewood, PA 19096. Wynnewood is big, and this 3 bed/2.1 bath stone colonial is in the southwest corner of the Penn Wynne neighborhood, but still in Wynnewood. It's listed at $439K, with 2053 sq ft inside, and a small yard out back. The newly renovated kitchen has some high-end touches, like a big farmers sink, stainless appliances, granite countertops and marble backsplash. See details and the whole photo gallery at: 1510 Sheffield Ln, Wynnewood, PA 19096. This Rosemont 3 bed/2.1 bath center-hall stone colonial is near both Villanova University and the Rosemont train station, and not far from downtown Bryn Mawr. Listed at $569K, it has 1744 sq ft of living space, helped by a screened-in side porch. The .41 acre lot gives you plenty of yard, and room for potential house expansion. See more at the August 13 open house or here: 1415 Orchard Way, Rosemont 19010. Cindy's tour took her to two Bryn Mawr homes, including this 3 bed/1 bath 1104 sq ft twin, steps away from the train station and the downtown Bryn Mawr restaurants and shops. Listed at $279K, it's one of the more budget-friendly options in the Lower Merion School District. This twin comes with a newer eat-in kitchen, with granite countertops and a gas range. It has replacement windows and Central AC, basement laundry and a fenced-in backyard. See for yourself at: 5 N. Warner Ave, Bryn Mawr, PA 19010. If your budget has a little more flexibility, you may want to see this 5 bed/3.1 bath new construction, in a Bryn Mawr cul de sac, not far from Harriton High School. This large, impressive home sits on just over an acre of land, and has a price tag of $2.099M. It has all the luxury you'd expect in this price range, including a three-car garage, stunning kitchen, and a master bath shower big enough for a basketball team. Check out the photo gallery here: 1081 Baron Dr, Bryn Mawr, PA 19010. Sposato Homes has started construction on Price Crossing - nine new townhomes at Price & Conway. The local real estate market has reached its typical August slow point, testing the resolve of any agent committed to seeing new listings every week. Slow doesn't mean stopped, however, and Cindy Ridgway still managed to tour six new listings in the past few days. Starting in Bryn Mawr this week, Cindy toured this dramatic 5 bed/4.1 bath modern home. With 5474 sq ft inside, and over an acre outside, the home can be bought for $1.275M or leased at $6900/month. Everything in this home looks nice and new, including a large high-end kitchen. The backyard is pretty spectacular. See more at: 924 Roscommon Rd, Bryn Mawr, PA 19010. Also in Bryn Mawr, is this new construction 5 bed/5.2 bath, with 5700 sq ft, that sits on a one-acre lot near Harriton High School. Listed for $1.998M, this one has all the high end features you'd expect, including a big beautiful kitchen and an amazing master suite. It also has a three-car garage and a finished basement. See all the photos and details at: 10 Great Springs Rd, Bryn Mawr, PA 19010. The first of four Wynnewood homes on Cindy's tour was this 2155 sq ft, 3 bed/2.1 bath Tudor in a unique, charming neighborhood not far from Lower Merion High School. The neighborhood and the house are like a step back in time, but the house has been renovated with modern upgrades, including an updated kitchen with custom cabinetry. Listed for $795K. See the photo gallery for this one at: 645 Loves Lane, Wynnewood, PA 19096. In Wynnewood's Indian Creek neighborhood, Cindy toured this 2701 sq ft 5 bed/3.1 bath, listed for $875K. Upgrades include a big kitchen with granite and high-end stainless appliances. The lower level rooms include a playroom and a full nanny suite. Check out all the details and the picture gallery at: 550 Foxglove Lane, Wynnewood, PA 19096. This one is also in Wynnewood, but is just two homes away from Narberth Borough, and backs up to the Maybrook Estate. That location puts the home a short distance from two train stations and a few good shopping spots. This 5 bed/2.1 bath home has 3351 sq ft, and is listed at $900K. The vintage exterior has old-world charm, but inside are modern touches like a remodeled kitchen with granite and stainless. See the rest at: 476 Sabine Ave, Wynnewood, PA 19096. This last Wynnewood home has already gone under agreement, but it was listed for $929K when Cindy toured it on Sunday. The tree-lined street is full of well-maintained homes like this one, which has 4 beds/4.1 baths and 4094 sq ft. Tons of updates and upgrades in this home.
