Narberth Borough is just half a square mile across, and its small size means that there are often more buyers looking than homes available. There have been a few Borough homes for sale in this Spring market, but there are definitely no bargains to be had! This 1469 sq ft, 3 bed/1 bath is listed for $390K, which is relatively low these days for a Narberth single. The right buyer will be one looking to make their own updates, but some upgrades have already been done. There are a number of new-looking closets, some replacement windows and central AC. See more at 101 Windsor Ave, Narberth, PA 19072. This house is in a "Near-berth" neighborhood - it has a Narberth address, and is on a street just outside of the Borough. The 2030 sq ft, 5 bed/2 bath colonial sits on a third of an acre, with a great back yard with a patio and firepit, and an attached garage. It's nice inside, too, but don't fall in love. The home was listed for $700K, quickly received multiple offers, and went under contract. See what you missed at: 505 Merwyn Rd, Narberth, PA 19072. Also under contract, in that same neighborhood on the Borough's edge is this 2280 sq ft, 4 bed/2.1 bath colonial, listed for $649,999. Outside is a newer driveway, with a detached garage, deck, shed and gazebo in the fenced back yard. It has an updated kitchen and Central AC. Three bedrooms are on the second floor, and the fourth bedroom is on the third, with one of the full baths. This one is under agreement, but you can see the rest at: 229 Avon Rd, Narberth, PA 19072. The next new listing on Cindy's tour sits on a half-acre lot in a Merion Station neighborhood, four blocks from General Wayne Park in one direction, and the Bala schools in the other. It's a 1627 sq ft, 4 bed/2 bath cape, listed for $565K. Updates include a newer kitchen, with granite and stainless, renovated bathrooms, a new roof, new furnace, and more. In the neighborhood by the popular South Ardmore Park is this 4 bed/2.1 bath colonial, listed for $649K. Other notable features are the great built-ins in one of the second-floor bedrooms, and the updated baths. A finished basement adds more room for the kids. You'll love the vintage built-in shelving and the hardwood floors in the dining room. You can't get much closer to Shortridge Park, and this home is close to two train stations. See for yourself at: 404 E. Wynnewood Rd, Wynnewood, PA 19096. Those familiar with Wynnewood know that it's spread over a large area, with quite a variety of housing stock. This 2073 sq ft 4 bed/2.1 bath brick colonial is in Wynnewood's Penn Wynne neighborhood, near Wynnewood Valley Park, and a few blocks away from Penn Wynne Elementary. Listed for $519K, it has an updated galley kitchen with white cabinets and appliances, and granite counters. One of the home's best features is the big family room addition on the back, with a cathedral ceiling, skylight, an exposed ceiling beam, and a wood-burning fireplace. It's a 3160 sq ft, 5 bed/3.1 bath, just down the street from Lower Merion high School, that had a list price of $800K. This house has a nice combination of older charm and newer conveniences: in addition to updated electric and new windows, the second floor laundry room has folding space and plenty of storage, and the mudroom out back has a dog-washing station. Montgomery Ave, Wynnewood. There were a few more Ardmore listings on Cindy's tour, in addition to that one on Fariston Dr, above. Next up was this 3013 sq ft, 7 bed/3.1 bath, 19th Century Victorian, listed for $550K. It sits on almost half an acre just a few blocks away from Ardmore's exciting downtown. The home has seen better days, and will need a buyer with some vision to restore it to its former glory. It is easy to see the potential with the big lead glass windows, grand staircase, and other classic features. Check it out for yourself at: 105 Linwood Ave, Ardmore. This Ardmore home, over by Chestnutwold Elementary, is already under contract. It's a 1324 sq ft, 3 bed/ 1 bath twin, that was listed for $275K. It has hardwood floors throughout and a newer heater and replacement windows. There is plenty of room for expansion in the unfinished basement and attic. Many people add a full bath and convert these third floor attics into full-floor master suites. See what you missed at: 2721 Morris Rd, Ardmore. In that same Ardmore neighborhood is this 1280 sq ft, 3 bed/1.1 bath twin, listed for $269K. It has an updated kitchen with granite counters and white cabinets and appliances. This next one is on an acre+ lot, in a cul-de-sac, right around the corner from Gladwyne's quaint little village. It's a 2631 sq ft, 2 bed/3.1 bath cottage, listed for $963K. If two bedrooms isn't enough, there's potential for a third in a room that's being used as a den. Plenty of beautiful things to this property, inside and out, including a kitchen with custom cabinets, granite counters, and high-end appliances. Check it all out at: 408 Youngs Ford Ln, Gladwyne. Just outside of Lower Merion, Cindy toured a few new listings in Havertown. First up was was this 1445 sq ft, 3 bed/ 1 bath, halfway between Haverford High School and Chatham Park Elementary. This bank-owned handyman opportunity listed for $221K. There aren't many photos, but you can see details at: 317 Sagamore Rd, Havertown. In Havertown's Brookline section, was this 2735 sq ft, 5 bed/3.1 bath Victorian. It was listed for $549,900, and is now under contract. It has a roomy quarter-acre+ lot, with big wrap-around porches, a patio, driveway, and a shed. The inside has hardwood floors and pretty woodwork details throughout, like vintage moldings, built-ins and bookcases. There's a big unfinished basement, being used as a workshop and exercise space. From Bala and Penn Valley, to Havertown and Bryn Mawr, with a few stops in between - Cindy's weekly tour of new listings in and around the Lower Merion School District took her all over the place this week, as the Spring Market is off and running! There's an in-ground pool in the big back yard, along with a deck and a patio. the lower level could be sed as an in-law or au pair suite, with it's living area, plus bed and bath. See the rest at: 129 Fairview Rd, Penn Valley, PA 19072. There were a couple of recent new listings in popular Narberth Borough, including this 1780 sq ft 4 bed/1.1 bath bungalow, listed for $580K. Narberth buyers aren't usually looking for big homes and big yards, and this house is pretty typical in that respect. But it has plenty of upgrades, and the location can't be beat, with its walkability, easy commutes, and wonderful downtown. This 4 bed/3.2 bath renovated cottage in Narberth went on the market last week with a list price of $929K. The price tag reflects that new construction and totally renovated homes are extremely rare in the ultra-competitive Narberth market, and that, in this one, everything but the roof looks brand new. In the Carroll Park neighborhood in the southwestern corner of Wynnewood was this 2302 sq ft, 4 bed/2.1 bath split level, listed for $407K. Plenty of windows and doors leading to back and side decks give this home a real connection the the outdoors. Updates include a newer kitchen, a two-year-old master bath reno, and brand new carpets. It's in a neighborhood off of Ardmore Ave, between downtown Ardmore and the Merion Golf Club. Updates include new paint, inside and out, and refinished hardwood floors. This 1596 sq ft/4 bed/2.2 bath colonial, was listed for $235 K, and quickly went under contract. In North Ardmore, across Lancaster and Montgomery Aves, and down the street from Suburban Square, Cindy toured this 4809 sq ft, 5 bed/3.1 bath Colonial Revival home. Listed for $1,299,500, it sits on a .8 acre lot, with a 3-car garage carriage house out back. This historic house is full of character, with high ceilings, built-ins, intricate woodwork, and six fireplaces. The large, eat-in kitchen has been updated, and has double walk-in pantries. Cindy's tour included three properties in Bryn Mawr, starting with this 2589 sq ft/3 bed/2.1 bath Cape in the Coopertown neighborhood, listed for $649K. Looking for a first floor master? This home has one with a gorgeous master bath and plenty of closet space. The kitchen is wonderful, with white cabinets, high end appliances and thoughtful features like charging stations and a pet-feeding station. First was this 3042 sq ft, 5 bed/3.1 bath, listed for $739K. It has a nice modern kitchen with white cabinets, granite counters and stainless appliances, and a master suite with attached sitting room. Buyers looking for au pair or in-law suite potential will like the finished lower level with a bedroom, full bath, and media/entertainment room. There's a nice deck out back overlooking some of the 1.5+ acres that back up to protected wetlands. There's plenty to like in this modern home, with crown moldings, built-ins, beautiful kitchen and big master suite. Cindy finished her tour in Havertown, where she saw a trio of homes, including this 1605 sq ft, 3 bed/1 bath Tudor, listed for $294,900. It has a deck and a detached one-car garage out back. The unfinished basement and attic are both great for storage. The right buyers might find the attic space ripe for renovation as a fourth bedroom or master suite. This last Havertown listing was an 1859 sq ft, 3 bed/2.1 bath, listed for $350K. It has hardwood floors throughout the first and second floors, and an unfinished basement that serves for storage, with outside access and a half-bath. Clients and other agents often ask me about things happening in Narberth Borough. This week the questions are all about the bridge. Here's the latest: As you know, the Narberth Ave bridge is closed to vehicles. (See the Borough’s notice to residents here: https://mailchi.mp/4b1fbd2b1fae/narberth-avenue-bridge-closed-to-vehicles-effective-friday-march-8-2019?e=157a80867a) Please note that Narberth’s Borough Council took a "better safe than sorry" approach to some recent bridge reports and concerns, but the bridge has not been given an "unsafe" safety score. So what comes next? The inspection team will report on the bridge's condition and safety. If all the reports are finished by then, Narberth’s Borough Council expects to revisit the issue at their March 20 meeting. It will definitely cost the Borough money that will not be reimbursed. While the Borough's share of the bridge replacement costs is only 5%, Narberth is 100% responsible for the cost of repairs. The Borough will certainly have to invest in some netting to catch potential debris. Depending on the reports and what is possible, Council will have to decide whether it makes sense to rebuild one or both of the "boardwalk" pedestrian walkways on the side, which have a different support structure that is attached to the rest of the bridge. Council may need to decide on whether to make other bridge repairs, for the road portion of the bridge. Also depending on the reports, Council may reopen the bridge to vehicles. Much of the Borough’s focus at this time is on the long-term plan, which is replacement of this 114 year-old bridge. This replacement has been anticipated for the last twenty years, at least, but the Borough can’t dictate the schedule for a project that involves PECO, PennDot, Septa, Amtrak,etc. Plus there are tons of other bridges slated for replacement that are on the same waiting list as this one. The start date has been moved back many times. PennDot has currently budgeted this project to start this Fall (2019), before the construction phase, with some land acquisitions at the ends of the bridge. After the project goes to bid this winter, if the schedule doesn’t change, construction could start in Spring of 2020 and take 12-14 months. I attached some photos so you could see what the new bridge may look like. Every week, Cindy tours new listings in and around the Lower Merion School District. Here are some notes she collected from the past couple of weeks. The homes she saw included properties in Wynnewood, Narberth, Merion Station, and a few other Lower Merion neighborhoods. The Spring market is getting underway, so some of these homes have already gotten offers, and at least one is under contract. First up was this 2248 sq ft, 4 bed/3.1 bath colonial in Bala, listed for $685K. The first floor living area has tons of beautiful wood features, like exposed beams, moldings, mantels and built-in benches. The master, with three closets and an updated bath, is on the second floor. A fourth bedroom and small full bath are by themselves on the top floor. Sitting right across the street from Narberth Park and the playground, this one has a front row seat for Narberth's spectacular Fourth of July fireworks. It sits close to the northern edge of the Borough on a quiet dead-end street. Outside, you'll notice the driveway, detached garage and the classic slate roof. Moving on to Penn Valley, Cindy toured this 4000 sq ft, 6 bed/4.1 bath, listed for $949,500. This gorgeous house has a feature that could be a major selling point for the right buyers - a great nanny/in-law suite, with bed, bath and a separate entrance. This 2920 sq ft, 5 bed/3.1 bath, listed for $679,900. It has a light, bright, updated kitchen, and plenty of storage, with an oversized one-car garage, attic, and dry, unfinished basement. Buyers often need to pick between two priorities - like choosing between new construction or the neighborhoods you really want, that are almost exclusively stocked with older homes. But if you have the budget for it, sometimes you can have the best of both worlds. Case in point is this new construction home, right around the corner from Gladwyne village. It's a 5 bed/5.1 bath stone colonial, listed for $1.725M. It has pretty much everything you'd expect at that price point, but you can see for yourself at: 417 Howard Rd, Gladwyne, PA 19035.
