Cindy Ridgway does a weekly tour of new real estate listings in and around the Lower Merion School District. Following her posted notes about the new listings on Facebook and her website is a great way to stay in touch with developments in the local market. Cindy's tour this week started in Villanova, and ended in Narberth Borough. One of the Narberth listings is new construction that just came on the market. Listed for $1.150M, it sits on .82 acres of land, and is far from the road, thanks to a long driveway. You don't often see "Narberth" in the same sentence as "new construction", so if you're interested in a combination of the two, here's your chance. The first of the Price Crossing townhouses are now finished, and being shown at a September 16 open house. This new development is located at the corner of Conway and Price Avenues in Narberth Borough, just north of the Narbrook Park neighborhood. This week took Cindy outside of the borders of the Lower Merion to tour some nearby homes, close to, but not in the Lower Merion School District (but still in wonderful school districts). This Villanova home is about as far west as you can get and still be in the Lower Merion School District. If you're a shopper, that puts you between Suburban Square and the King of Prussia Mall! It's settlement season in the real estate business! Late June and early July is harvest time for many of the home sales from the Spring market, as buyers and sellers are often looking to handle their moves between school seasons. In one of the "Near-berth sections of Merion Station, close to Narberth Borough and Shortridge Park, this home is listed for $479K. You may have missed your chance at this Narberth Borough home, on Haverford Ave. The list price was $675K, for a 4 bed/2.1 bath, but it already went under agreement.
