Cindy's household has been a whirlwind of activity this week, as it is the epicenter of Narberth Dickens Festival planning. Cindy Ridgway continues her weekly tour of new listings throughout Narberth and Lower Merion, and adds a couple from further out west on the Main Line. Time to catch up on Cindy's recent new listing tours. That a number of these have gone under contract so fast is pretty strong evidence that properly-priced homes are, very often, moving quickly in this market. Even the ones that sold are worth a quick look just to see what's been out there lately, and generally where prices are. And one more note for those people searching for a new home: in competitive markets it is especially important to have an agent with experience in your target neighborhoods. If you need to be in the Lower Merion School District, you will be best served by an agent, like Cindy, who is plugged into the area, with networks and contacts to get the latest info - sometimes before it's "out there". A connected agent can help you stay up with what's on the market AND get the early scoop on what's about to hit. Too often, we see frustrated people on Facebook, desperate for leads on unlisted homes, even though they "have an agent". It's just common sense - if you want to buy a house in Penn Valley, (for example) an agent who primarily buys and sells in Philly or another area, no matter how good they are, is not going to be on top of the market and ahead of the market, the way a Lower-Merion-focused agent will be. Cindy toured a quiet listing in Penn Valley, too. It's a 4 bed/5 bath with a pool, listed for $1.289M. If that's something you'd like to see, ask Cindy to make an appointment for you. Just blocks away from Narberth Borough's wonderful downtown is this 1216 sq ft, 3 bed/1.1 bath twin, listed for $405K. The corner lot includes a private driveway and a detached garage. Even more limited and exclusive is the availability of homes in the small, private community of Narbrook Park. There's not many of them and they don't hit the market very often. For example, this 1426 sq ft, 3 bed/1 bath colonial has been in the same family for almost 95 years. A recent price reduction lowered the list price to $475K. Don't fall in love with this Bryn Mawr home just yet, because it quickly went under agreement. It's a 5958 sq ft, 5 bed/4.1 bath stone colonial, listed for $1.485M. It sits on a .84 are lot in the neighborhood next to Bryn Mawr College. The home has great curb appeal, and the inside has all the amenities you would expect in this price range.
