The dog days of summer are here, and there definitely weren't as many new listings to choose from this week. Cindy still managed to tour four homes in Narberth and the "Nearberth" neighborhoods of Lower Merion, but two of the four have already gone under agreement. That's not good news for you if it was a house you loved - but "under agreement" doesn't always mean the sale is a done deal. The home is certainly off the market for a while while the parties satisfy contingencies, and have inspections and appraisals, but there are some cases where deals fall through. In that event, the home could return to the market in the next couple of months. The good news is that two of these are still on the market, and you could tour them with your realtor this weekend.
Cindy lives in Narberth, so this week's tour didn't require her to go very far. Two of the homes were in the Borough, and the other two had Narberth addresses and were just outside the Borough (in what's often called "Nearberth"). This first Narberth home was one of the ones that went under contract pretty quickly this week. It's a 1260 sq ft, 3 bed/1.1 bath colonial, with a driveway and a garage. Listed for $449K, the home is just a few blocks away from Narberth's downtown, on the North side of the Borough. It has a newer kitchen, updated baths, a decent basement, and central AC. On the northern end of Narberth is a cool little cul-de-sac street of homes with a more modern look than most of Narberth Borough. Hansen Court has seen a small flurry of activity this year with a few homes going on the market in this tiny neighborhood. The latest is this 2984 sq ft, 3 bed/2.1 bath French-style split level, listed at $620K. It has a big, attached two-car garage, and huge screened-in porch on the side of the house. Parts of Avon Road are so close to Narberth's downtown that it doesn't even matter is the neighborhood isn't technically in the Borough. This 4 bed/1.1 bath center hall colonial has a Narberth address and all the conveniences of Narberth living. The home has 2176 sq ft of living space and a price tag of $675K. But don't get too attached, because the sign out front also just changed from "For Sale" to "Under Agreement". The home has a new kitchen and tons of upgrades. The neighborhoods of Penn Valley, just outside the northern borders of the Borough, also have "Narberth" street addresses. This gorgeous French cottage is a 4 bed/3.1 bath, with 2873 sq ft of living space. The updated kitchen has high-end appliances, granite counters and radiant heat. The heat and humidity are here in force this week, announcing, for anyone who missed the memo, that the Spring real estate market is officially over. Other than those few straggler closings, to finish up April and May deals, what else does the summer market have to offer here in Lower Merion and Narberth? Probably more than you think. Cindy saw nine of the new listings this week, and brought back enough notes and pics to keep even the most hard-core open-house junkies and Zillow-watchers happy!
Starting right here in Narberth Borough, Cindy toured this 5 bed/2.1 bath Colonial on almost a quarter-acre in South Narberth. Listed at $745K, the home has 2650 sq ft of living space inside, with a large deck, potting shed and a two-car garage outside. The next three homes on Cindy's new listing tour were all in Bala, and two of them were on one street. The first of these is a 2393 sq ft, 4 bed/2.2 bath stone colonial, for $629K. It's on Levering Circle, which is a cute little neighborhood that enjoys the peace and quiet that comes from a road with no cut-through traffic. There's always a few new listings throughout the neighborhoods of expansive Wynnewood. In Wynnewood's Penn Wynne section, Cindy toured this 2558 sq ft 5 bed/3.1 bath stone colonial. Listed at $685K, it has a newer kitchen and a couple of updated baths. The walkout basement has been used as a fairly spacious fitness studio. In the nearby neighborhood of Wynnewood Valley, was this new listing for a 1743 sq ft, 3 bed/1.1 bath brick colonial. The updated kitchen has new appliances.
