Some of the homes in this particular tour are in the higher price ranges, but homes for most budgets are hitting the market each week this Spring. Cindy's tour started in the wonderful College Park neighborhood, a few blocks from the Bala elementary and middle schools. This 2804 sq ft, 4 bed/2.1 bath split-level stone colonial, listed for $549K. The 1/4 acre+ lot has a great back yard, with a nice, stone patio, with a natural gas grill line built in. That's where Cindy toured this 2810 sq ft, 5 bed/2.1 bath stone and brick colonial, listed for $775K. The potential 5th bedroom is now set up as a third-floor office, with built in shelving. It has plenty of closet space, but there's no bathroom on that level. The big, half-acre lot has a big deck out back, attached to an enclosed porch. Next up on Cindy's tour were a couple of homes in Bryn Mawr, starting with this 3998 sq ft, 4 bed/3.1 bath colonial, listed for $950K. It sits on a 1/3 acre landscaped lot, with a couple of decks and a two-car garage, in the quiet Fox Fields neighborhood. Calling the Narberth Borough Spring real estate market "hot" is a real understatement at this point. The world has apparently discovered what the locals have long known - that Narberth is at the top or near the top of the list for just about everything the modern homeowner is looking for. It checks all the boxes, with the region's easiest commute, unmatched walkability, top-notch schools, close-knit, front-porch neighborliness, an amazing downtown with a movie theater, shopping and dining, and year-round community events. The rarest of Main Line towns, without a major road running through the middle, Narberth manages to be close to everything and off the beaten track at the same time! There are no bargains to be had this year, but some features will make the bidding especially fierce. Big yards and new construction are hard to come by in the Borough, so you'll pay an even bigger premium to get a large lot or a home that is completely "done" with new kitchens, baths, and Central AC. Recent buyers have shown a distinct preference for expanding the budget rather than taking on an immediate project. Narberth's amenities don't stop at the borders, so there's also a brisk market for homes in the streets surrounding the Borough. The term "Near-berth" describes the various neighborhoods, just outside Borough limits, which are part of the greater Narberth community, and consider Narberth's business district "their downtown" too. It's a short walk to Narberth's downtown for many in Merion Park, Merion Station, and Wynnewood's Shortridge neighborhood. (There are even some Lower Merion neighborhoods outside Borough limits that have Narberth street addresses.) Regardless of municipal boundaries, "Narbs" and "Nearbs" make up a tight and friendly community that share the downtown along with the local little leagues, parks, and schools. This neighborhood surrounds Shortridge Park, and is a short walk to Narberth's downtown, both the Wynnewood Whole Foods and Giant shopping centers, and two different train stations. This 2486 sq ft, 3 bed/3.1 bath is listed for $665K. Buyers looking for one-floor living don't have a ton of choices in the area, but this one could work, with its first floor master and second bedrooms.
