The Spring market is slowing, but it's definitely not over. Many of the homes that went under agreement in early Spring are settling now, but new homes are still hitting the market, too. Cindy Ridgway tries to hit as many new Lower Merion School District listings as she can each week.. Here are seven of the listings she saw, including a few with some pretty healthy price tags. A pair of new listings in Bala started Cindy's tour off this week, beginning with this 3 bed/2.2 bath, 1563 sq ft center hall colonial in the College Park neighborhood. Priced at $419,900, the eat-in kitchen has some upgrades, including new appliances and granite countertops. The basement has a powder room, laundry and access to an attached 2-car garage. This 1705 sq ft 5 bed/2.1 bath home, just a short walk from the Bala Cynwyd elementary and middle schools, is listed for $645K. The next home on Cindy's tour was in "Nearberth" - a nickname for some neighborhoods that are technically in Lower Merion, but have Narberth mailing addresses, and are just outside the Borough. Some say that a "Nearberth" location is the best of both worlds, with the advantages of Lower Merion and the amenities of Narberth! This one is a 3 bed/2.1 bath with 2756 sq ft, for $659K. It has a nice kitchen, with granite and stainless and a great master bath. Check it out at: 537 Oak Rd, Narberth, PA 19072 In the Shortridge neighborhood of nearby Wynnewood, is this newly listed 3 bed/3.1 bath with 2408 sq ft. The very nice kitchen and mudroom are in an addition in the back. Listed at $649K, this one has newer window, hardwoods, central air, a finished basement, and a two-car garage. At ten years old, this house is still relatively young by Main Line standards, with over 10,000 sq ft of living space on more than half an acre. This house has it all, and a lot of it. It can be yours for a cool $3.2M. The inside has all the amenities you would expect in a home of this caliber, and it is designed with a first floor master suite. 751 Eagle Farm Rd, Villanova, PA 19085 Last but not least was this amazing 6884 sq ft, 5 bed/4.2 bath on 8 acres in the hills far above the Conshohocken curve. Even if you can't afford the $4.45M price tag, you'll still want to take a look at the amazing pool, the expansive living room, chef's kitchen, plus all the big, beautiful beds and baths. The three-car garage carriage house may have more square footage than homes in your neighborhood, but it doesn't hurt to take a peek at: 162 Aloha, Ln, Gladwyne, PA 19035 There were tons of new listings on the tour this week, as sellers want their homes to hit the market before the Memorial Day weekend mass exodus for the Shore. The race is on now for sellers still trying to catch the end of the Spring market, and for buyers looking for a summer closing and an easy school-year transition. Here's eleven of the homes Cindy Ridgway toured this week throughout different towns and neighborhoods in the Lower Merion School District. Wynnewood usually has a few new listings, and this week was no exception. The first home on Cindy's weekly tour was this 7 bed/5.2 bath 4763 sq ft estate manor home. It's on 3/4 of an acre of beautiful outdoor spaces and a pool in a great neighborhood just across Montgomery Ave from Lower Merion High School. There's nothing not to like about this place, as long as you can handle the $1.25M price tag. It costs nothing to look, and you do just that at: 432 Wister Rd, Wynnewood, PA 19096 Over by South Ardmore Park was another Wynnewood home, a 5 bed/3.1 bath with 2631 sq ft, listed at $925K. Practically across the street, is this 5 bed/4.2 bath center hall colonial with 4782 sq ft of living space on a 1/4 acre. Check it out at 603 Argyle Circle, Wynnewood, PA 19096 Cindy also toured this 2880 sq ft, 5 bed/2.1 bath Tudor in Bala, in a quiet neighborhood near Cynwyd Elementary School. This home has a beautiful brand new kitchen, equipped with two sinks and dishwashers and a large pantry. The third floor is set up with a bedroom and an office. It's listed at $649K. Cindy saw this Penn Valley 4 bed/2.2 bath center hall colonial when it was a "coming soon" listing but it's since come on the market. It's a 6 bed/1.1 bath, with a front porch, back deck, driveway and two-car garage, listed at $675K. You can't get much closer to St Margaret Church and School, which means Narberth's downtown is just a block away. The second-floor laundry is a nice feature, but the Narberth location will be the selling point that makes this one a popular visit for buyers this weekend. See the details and photos at: 214 N. It's a 1870 sq ft colonial on a tree-lined street, not far from St. Joe's campus. The kitchen has granite counters and stainless steel appliances. There's a full bath in the partially finished basement, giving you the flexibility to use that space in a number of ways. Look inside at: 228 Edgehill Rd, Merion Station, PA 19066 If you're looking for a twin on Edgehill Road, you're in luck, as this one is just down the street from the last one. It's larger than the other one, at 4 beds/3.1 baths, and 1969 sq ft, and priced a bit higher at $435K. It has a driveway and garage, back patio, and central air. The 4th floor bedroom has its own en suite bath, and the finished basement has an exercise room. This last Merion Station home is on Baird Road, close to the Merion Botanical Park. It's a 2812 sq ft 4 bed/3.1 bath for $649,900. Your kids would have an easy walk to the award winning Merion Elementary during the school year, and enjoy the backyard swimming pool in the summer. See the pics and details at: 312 Baird Road, Merion Station, PA 19066 The market may not be as crazy in May as it was earlier this Spring, but well-priced homes in Narberth and Lower Merion are still moving quickly. Like last year, buyers this year have been looking for, and are generally willing to pay a premium for houses that are "done". Lower Merion homes with newly finished kitchens and renovated baths are drawing premiums; features like new windows, refinished floors, and central air are commanding plenty of interest, even with the bigger price tags. With mortgage rates still relatively low, many of today's buyers would rather pay extra for "finished" than live through a project. Cindy started this week's tour in Bala, with this 4 bed/3.1 bath twin. Listed at $425K, it has 2047 sq ft, a back deck, and an attached garage. The third floor has a fourth bedroom with a full bath. It has a decent sized kitchen, and the finished basement has an updated half bath. See more at: 202 Edgehill Rd, Bala Cynwyd, PA 19066 Also in Bala, was this 5 bed/3.1 bath with a carriage house rental in back. Located on half an acre just around the corner from the Bala Cynwyd schools, this one has 3962 sq ft, plus the garage with the second floor apartment. This big kitchen may be your favorite feature in the house, but there's a ton of nice features, right down to the really impressive laundry room. It's listed at $989K. This next one has a 19072 Narberth address, and it's just a short drive to the Borough, in the Penn Valley neighborhood by Welsh Valley Middle School. It's a 2457 sq ft 4 bed/3.1 bath center hall colonial sitting on an acre and a quarter of land. Priced at $715K, this one has a huge driveway, three-car garage, back deck, and finished basement. The kitchen is decent, and it has central air. Take a look at: 524 S Sydbury LN, Wynnewood, PA 19096 Next, Cindy saw this 4 bed/2.1 bath , with 2455 sq ft on almost 3/4 of an acre in Villanova. Seems like a steal at $599,900, as this place is very modern and updated, with a nicely renovated kitchen, great master suite and wonderful outdoor spaces. Whether you have deep pockets or just dream big, touring this one will be quite fun. You can do it for a $25 ticket price, until May 21.
